Job Description
GENERAL DESCRIPTION:
Operates under limited supervision and review of work with Principal/Managing Director of Greenfield Architects, Ltd. or Senior Project Architect throughout all stages of a project. Has considerable latitude in planning, coordinating, and executing project management tasks. Consults with supervisor when obstacles arise, when changes in project scope are required, or when major schedule or budget variances are identified. Works collaboratively with design, technical, and construction teams to ensure timely and successful project delivery.
EXPERIENCE, TRAINING, AND/OR EDUCATION REQUIRED:
- Minimum of a four-year Bachelor's Degree in Architecture or a related field with 10 or more years of working experience with at least 3 of those years in a project management role.
- Demonstrates organizational, scheduling, communication, and leadership competencies.
- Experience working with and managing clients, consultants, contractors, and permitting authorities.
LICENSE, CERTIFICATES OR REGISTRATIONS REQUIRED:
No professional license required. Valid state drivers license.
DIMENSIONS (SALES VOLUME, TOTAL EMPLOYEES REPORTING, PAYROLL, ETC.):
- Responsible for managing architectural work which equates to approximately $5 - 15 million dollars construction contract value on an annual basis.
- Exhibit a desire to continue the learning curve to become a more competent project manager through seminars, courses, etc.
- There are no direct reports to this position.
REPORTING RELATIONSHIPS:
Project Manager reports directly to the Principal/Managing Director of Greenfield Architects, Ltd.
Essential Job Functions:
- Manages day-to-day project activities including scheduling, documentation, coordination, and communication.
- Develops and maintains project work plans, schedules, budgets, and progress tracking tools.
- Assists in preparing proposals, scopes of work, and fee estimates.
- Produces and prepares architectural documents ranging from schematic concepts, to renderings, to Construction Documents and specifications.
- Facilitates client meetings to define project requirements and deliverables.
- Coordinates design and technical teams to ensure timely progress and document quality.
- Supports preparation of design documents, specifications, and construction packages.
- Oversees contractor bidding, including bid distribution, addenda, and award recommendations.
- Conducts construction administration activities including RFIs, change requests, and progress monitoring.
- Tracks project performance, labor hours, and costs.
- Oversees project closeout including punch lists and final documentation.
- Maintains client relationships to support future work.
- Ensures adherence to firm standards and regulatory requirements.
Marginal Job Functions:
- Meet with sales representatives in order to keep current with new products and technology.
- Participates in professional development activities.
- Performs other duties as assigned.
