Position Title: Project Executive

Position Location: Location varies by assignment. 75–100% travel across the U.S.unlessassigned to an extended project. Mustbelocatednear a major USairport.

The Project Executive (PX) serves as a senior organizational leader responsible for strategic oversight and delivery of large-scale mission-critical construction programs. Acting as the owner’s and/or contractor’s senior representative, this role provides executive leadership across multiple projects or major data center campus programs, ensuring alignment between clientobjectives, project execution, financial performance, and operational readiness.

The PX establishes the strategic framework for project delivery, ensuring that scope, schedule, budget, safety, and qualityobjectivesare consistently achieved across complex construction environments. This roleoperatesat the intersection of executive client engagement and field execution — setting direction for project teams, resolving escalated issues, and ensuring disciplined delivery across engineering, construction, commissioning, and operational readiness activities.

The PX is accountable for project financial outcomes, contract compliance, risk management, and client satisfaction. This role builds and leads high-performing teams, mentors senior project leaders, and influences organizational best practices for mission-critical construction delivery.

The Project Executive will be self-directed on day-to-day work and independentlyperformmost responsibilities.Will lead teams and projects or tasks of complex scope and broader programs. Will coordinate activities of other personnel.Assistsin the development of policies and procedures.

Essential Functions

Strategic Leadership & Organizational Impact

  • Translate organizational and client strategy into executable construction delivery plans across large-scale or multi-site programs.
  • Serve as an organizational subject-matter expert for mission-critical construction practices, data center delivery frameworks, and program governance.
  • Lead strategic planning efforts across project teams, ensuring alignment of design, construction, commissioning, and operations readiness milestones.
  • Influence enterprise-level construction methodologies, project controls, and risk management frameworks.
  • Champion continuous improvement initiatives and adoption of digital tools and emerging technologies across project teams.

Owner Advocacy, Executive Engagement & Stakeholder Management

  • Serve as the senior executive interface for client leadership and stakeholders.
  • Establish trusted relationships with owner representatives including real estate, construction, and operations leadership.
  • Lead executive-level project reviews, milestone reporting, and strategic planning discussions.
  • Guide clients through complex technical, operational, and financial decision-making related to mission-critical facility delivery.

Project Financial Performance

  • Maintain executive oversight of project financial performance including revenue recognition, cost forecasting, andmargin ofdelivery.
  • Review and approve project financial reporting including cost-at-completion forecasts and owner billing.
  • Identifymargin risks early and direct corrective actions to protect commercial outcomes.
  • Partner with finance and operations leadership tomaintainaccuratefinancial forecasting and reporting.
  • Contract Administration & Commercial Strategy
  • Provide executive oversight of contract compliance, risk management, and commercial strategy.
  • Direct negotiation and execution of major contracts, amendments, and commercial agreements.
  • Oversee change management strategy, ensuring proper documentation and resolution of scope changes.
  • Protect contractual position on delay, disruption, and differing site condition claims.

Contract Administration & Commercial Strategy

  • Provide executive oversight of contract compliance, risk management, and commercial strategy.
  • Direct negotiation and execution of major contracts, amendments, and commercial agreements.
  • Oversee change management strategy, ensuring proper documentation and resolution of scope changes.
  • Protect contractual position on delay, disruption, and differing site condition claims.

Schedule & Delivery

  • Ensure project teamsmaintaina credible, logic-driven master schedule and execute against it with discipline.
  • Monitor critical path milestones — particularly energization, commissioning, and IT-ready dates — and escalate riskimmediately.
  • Lead resolution of schedule-threatening issues including subcontractor performance failures, design conflicts, and long-lead procurement delays.
  • Oversee time impact analysis and schedule recovery planning when delays occur.

Team Leadership & Organizational Development

  • Recruit, assemble, and lead high-performing project teams across complex mission-critical programs.
  • Provide mentorship and leadership development for senior project managers and technical staff.
  • Define clear roles, responsibilities, and accountability frameworks for project teams.
  • Foster a culture of transparency, accountability, safety, and operational excellence.

Safety & Quality

  • Champion a zero-incident safety culture; hold personal accountability for project safety performance.
  • Ensure quality management systems are in place and functioning, including NCR tracking, inspection protocols, and third-party testing oversight.
  • Support commissioning readiness planning, ensuring CSA, MEP, and controls scopes are sequenced to enable on-timeCxexecution.

Technology, Digital Tools & AI-Enabled Efficiency

  • Identifyopportunities and lead the strategic use of technology, digital platforms, and AI-enabled tools to enhance efficiency through workflow automation, reduced manual effort, and improved accuracy in forecasting, documentation, reporting, and quality processes.
  • Support adoption of emerging technologies - including advanced analytics, data visualization tools, and digital construction management platforms - to strengthen readiness, quality assurance, and project controls.
  • Collaborate with internal teams to ensure technology solutions align with DLB standards for data security, privacy, and operational integrity.
  • Promote a culture that embraces innovation, continuous improvement, and the strategic use of technology tooptimizeperformance and scalability.

Completion of Assigned Tasks and Deliverables on Time and on Budget

Position Requirements (ADVANCEDlevel for all the following)

  • Strong working knowledge of mission-critical construction practices and commissioning processes for electrical, mechanical, andcontrolssystems.
  • Knowledge of industry trends, construction procedures, and best practices for large-scale data center delivery.
  • Knowledge of materials, methods, and tools involved in the construction of mission critical facilities and commercial structures.
  • Knowledge of the importance of Method of Procedure (MOP) processes, work notifications, and operational risk controls.
  • Demonstrated leadership experience managing multi-disciplinary teams and complex construction programs.
  • Strong understanding of health, safety, and environmental (HSE) policies and procedures including NFPA 70E, LOTO, and OSHA standards.
  • Skilled in stakeholder management and executive-level client engagement.
  • Skilled in clear and concise communication with both technical and non-technicalaudiences,including senior leadership.
  • Skilledinidentifyingproject risks, evaluating complex issues, and developing strategic solutions.
  • Skilled in managing construction schedules, contract compliance, and project performance reporting.
  • Skilled in construction management platforms such as Procore, BIM 360/ACC, or similar systems.
  • Skilled in organizing documentation, reporting, and executive-level dashboards.
  • Skilled at using MS Office Suite (Excel, Word, Outlook, PowerPoint, Teams), along with strong organizational skills for document management.
  • Ability toleverageAI and emerging technologies to streamline workflows,optimizeoperational processes, and supportinnovationinitiatives.
  • Ability to translate organizational and client strategy into actionable execution plans across major programs.
  • Ability to work independently with wide latitude indeterminingmethods, procedures, and priorities.
  • Ability to analyze complex technical and commercial information where limited precedent exists.

Travel Requirements

  • Musthave a valid driver’s license andthe abilityto rent vehicles.
  • 75–100% travel across the U.S. unlessassigned to an extended project (>6 months; typical assignments 9 months–4 years).
  • Ability torelocatewithin 1–3 months ifrequired(when 100% travelisn’tsupported).
  • Effective May 7,2025,andin accordance withU.S. federal regulations for domestic air travel, a valid REAL ID (or an acceptable alternative, such as a passport) isrequiredfor travel associated with this position.

Preferred Qualifications

  • Experience with hyperscale clients (AWS, Microsoft, Google, Meta) or major colocation operators.
  • Familiarity with Tier III/IV design criteria and associated Owner's scope requirements.
  • CCM, PMP, or equivalent professional certification.
  • Proficiencywith Procore, Primavera P6, andfinancial managementplatforms.
  • Experience managing OFCI programs for long-lead critical equipment.
  • Experience managing multi-phase, multi-building campus programs.

In the first90 days, the PX hasestablisheda trusted relationship with the owner, fully understands the contract and project risk profile, and has assessed the team — making any necessary adjustments to ensure the right people are in the right seats.

At project completion, success is defined by: a client who rehires the company on the next program, a project that finished on schedule and within the agreed commercial framework, a team that was developed and not burned out, and a financial outcome that met or exceeded margin targets.

CERTIFICATIONS & SAFETY

  • Ability to achieve NFPA 70E and/or OSHA training asrequired; strict adherence to HSE/LOTO policies.

Education / Experience

  • Bachelor’s degree in engineering, constructionmanagement, or related discipline.

OR

  • Two years ofhands‑on install/testing/validation/troubleshooting of mechanical, controls, and/or electrical infrastructure.

PLUS

  • Minimum of fifteen years ofadditionalrelated experience, including progressive leadership experience managing large-scale mission-critical construction programs or data center projects.
