Following our success in the Baltic markets, we are now strategically expanding our footprint into Warsaw, Poland We are seeking an entrepreneurial and visionary leader to spearhead this expansion and establish Galio’s presence in the Polish residential sector.
The Project development manager will be the first employee on the ground in Poland. We are looking for an entrepreneurial professional who can navigate the Warsaw market with the agility of a local player and the high standards of an international developer.
●Strategic Sourcing: Proactively identify and secure land or buildings (reconstruction) for residential projects in Warsaw. Focus on "off-market" opportunities and sites with existing building permits or advanced zoning stages.
●Transaction Management: Lead the acquisition process, including financial modelling, design and fit-out study, technical due diligence, and legal negotiations.
●Project Permitting: Manage relationships with Warsaw city officials to secure and optimize building permits.
●Project Oversight: Act as the owner’s representative to ensure projects are delivered on time, on budget, and to Galio’s quality and sustainability benchmarks.
●Experience: 5+ years in the Warsaw residential development sector with a track record of successfully delivering high-density projects.
●Entrepreneurial Mindset: You thrive in a "start-up" environment within an established firm and are comfortable building local processes from scratch.
●Local Network: Unrivalled connections with land brokers, architects, city planners, and construction firms in Warsaw.
●Financial Acumen: Deep understanding of development P&Ls, IRR targets, and professional reporting standards.
●Languages: Native Polish and professional fluency in English.
Growth: This role is designed to evolve into a Project/Managing Director position as the Polish portfolio grows
