Preconstruction Manager/Estimator - Commercial Construction - Base Salary to 155k/year - Fauquier County, VA

Our client is a commercial general contractor seeking a Preconstruction Manager/Estimator to prepare estimates and competitive proposals for commercial building projects.

This position requires commercial construction estimating experience, including ground-up projects, independent preparation of complete bids, established subcontractor relationships, construction means and methods knowledge, and advanced Microsoft Excel proficiency.

Responsibilities:

• Manage commercial construction estimates from review of bid documents through final proposal preparation
• Perform quantity takeoffs, analyze trade scopes, obtain subcontractor pricing, and prepare complete construction cost estimates
• Compare and level subcontractor bids, identify scope gaps and exclusions, and reconcile pricing differences
• Coordinate subcontractor bid participation and pricing through established trade relationships
• Evaluate pricing, contingencies, and construction risk for lump-sum, guaranteed maximum price (GMP), cost-plus, and design-build contracts
• Review constructability and develop value engineering alternatives involving materials, construction methods, and project scope
• Maintain bid files, estimating records, cost data, and supporting documentation using consistent filing and naming practices
• Use advanced Microsoft Excel, estimating technology, and AI-assisted tools to analyze costs and improve estimating workflows
• Present estimate assumptions, pricing risks, and bid recommendations to company leadership
• Coordinate with operations and field personnel to validate costs, schedules, and project requirements before construction handoff

Qualifications:

• Commercial construction estimating experience with responsibility for independently preparing complete competitive bids
• Experience estimating ground-up commercial construction projects
• Established subcontractor relationships used to obtain trade pricing and support competitive bidding
• Knowledge of construction means and methods, trade scopes, and construction contract structures
• Experience with quantity takeoffs, scope analysis, subcontractor bid leveling, and value engineering
• Knowledge of lump-sum, guaranteed maximum price (GMP), cost-plus, and design-build contracts and their effects on estimating and pricing
• Advanced Microsoft Excel proficiency for construction estimating and cost analysis

Compensation:

• 110k - 155k/year
