Leads projects at various stages of development. Works with teams to mitigate risk and improve opportunities. Leading the preconstruction process for projects. Assists with the project development process and supports team pursuits and preconstruction processes that serve a vertical market or business unit.

PRIMARY RESPONSIBILITIES

Preconstruction

  • Supports Project Executives to manage and develop relationships with client and design teams.

  • Manages and coordinates preconstruction schedule.

  • Coordinates planning, permitting, utilities, etc.

  • Assists in implementation of PFP plan.

  • Develops and manages master and project budget.

  • Tracks individual project preconstruction costs.

  • Leads and manages preconstruction processes for individual projects.

Estimating

  • Responsible for development and management of project budget, estimating effort, and final GMP.

  • Assists in developing relationships with trade partners.

  • Leads bid and trade partner selection process.

  • Implements the value engineering development of cost strategies process.

  • Communicates staffing needs at a project level.

  • Maintains knowledge of market and cost trends.

  • Develops conceptual estimates.

Project Development

  • Attends networking events and continues to develop new and existing contacts with trade partners and design teams.

  • Assists in RFQ/RFP response, project interviews, and preliminary client meetings.

  • Implements pursuit strategies.

  • Provides pursuit support and preliminary budgeting to win work.

  • Assists in developing high level schedule sequencing for whole project.

  • Engages in professional, civic, or philanthropic organizations.

Business Unit Responsibility

  • Mentors’ associates.

  • Identifies and provides solutions for Risk Management for projects.

  • Coordinates with Building Performance Solutions and other internal departments.

  • Delegates and manages workload of project team.

  • Supporting other preconstruction projects.

  • Executes and maintains Company processes and procedures.

  • Executes training programs for associates to ensure their growth and adoption to Company procedures.

  • Communicates regularly with direct reports regarding expectations, goals, and performance, including performance reviews and regular feedback through the year.

  • Manages the Customer Experience and implements Customer Experience strategy.

MINIMUM QUALIFICATIONS

  • Bachelor’s Degree in Construction Management, Engineering, or related field, or equivalent combination of education, training, and experience.

  • 7+ years’ experience in Preconstruction or Estimating.

  • Proficiency in computer applications, including company standardized estimating system for pricing, bid invitations quantity surveys and budget deliverables, company scheduling systems, MS Project, Microsoft Office applications, and any other company standard software appropriate for the position.

  • Proven track record of proactive approach to issues/management.

  • Track record of establishing and maintaining a budget.

  • Demonstrated success in working effectively with trade partner market and A/E teams.

  • Demonstrated ability to take a leadership role on preconstruction projects from start to finish.

  • Demonstrated ability to delegate, mentor, and lead associates.
