About the role

The Portfolio Development Manager is responsible for leading the execution of the High-Grade Portfolio and Network strategy within the M&C business. This role ensures delivery of the 4-year roadmap by optimizing the existing service station portfolio through renewals, upgrades, rebuilds, and rationalisation activities.

The position is a senior leadership role, requiring strong expertise in property and retail network management, combined with the ability to lead, coach, and develop a team of Portfolio Developers while driving commercial performance and strategic outcomes. The role also acts as a subject matter expert in retail property and network portfolio management, providing guidance across the wider business.

What you will deliver

  • Lead, coach, and empower a team of Portfolio Developers to deliver high performance across renewals, upgrades, rebuilds, and disposals
  • Drive profitability through optimisation of the existing service station portfolio
  • Lead all aspects of the full contract lifecycle, including maintaining transparency of upcoming expiries and ensuring proactive renewal planning
  • Ensure timely execution of contract renewals and accuracy of commercial terms (margins, rentals, agreements)
  • Monitor market trends and competitor activity to advise deal structuring and negotiation strategies
  • Identify and support the development of new growth opportunities within the network where relevant
  • Drive portfolio rationalisation activities, including site closures and disposals where appropriate
  • Build and maintain strong relationships with dealers, landlords, and external stakeholders
  • Develop and manage a network of external partners (e.g., developers, planners, architects, engineers) to support portfolio delivery
  • Deliver the 4-year roadmap, tracking progress and reporting key performance metrics
  • Define, track, and continuously improve performance metrics to drive accountability and team performance
  • Ensure governance and compliance with internal investment frameworks, processes, and approval standards
  • Manage capital, revex, and operational investment planning aligned to portfolio strategy
  • Foster a high-performance culture through clear KPIs, regular reviews, and continuous coaching
  • Collaborate cross-functionally (Sales, Legal, Midstream, Convenience, etc.) to enable portfolio delivery

What you will need to be successful

  • Postgraduate qualification (or equivalent experience)
  • Demonstrated track record in business, real estate, or network development roles with growing levels of responsibility
  • Strong leadership experience with a focus on coaching, performance management, and team development
  • Strong commercial acumen and negotiation skills
  • Proven ability to lead and develop high-performing teams
  • Deep understanding of retail networks and property portfolio management
  • Ability to influence stakeholders and operate in a complex, cross-functional environment
  • Strategic thinking combined with strong execution capability
