The HOA Porter is responsible for maintaining the cleanliness, appearance, and overall upkeep of the community's common areas. This position helps ensure the property remains safe, attractive, and welcoming for residents and visitors by performing routine cleaning, light maintenance, and grounds support.

Essential Duties and Responsibilities:

  Maintain cleanliness of all common areas, including clubhouses, fitness centers, restrooms, hallways, lobbies, elevators, and other shared spaces.
• 
  Pick up litter and debris throughout the community, including sidewalks, parking areas, and landscaped areas.
• 
  Empty trash and recycling receptacles and replace liners as needed.
• 
  Clean windows, doors, light fixtures, benches, and outdoor furniture.
• 
  Sweep, mop, vacuum, dust, and sanitize common areas.
• 
  Assist with the setup and breakdown of community events and meetings.
• 
  Perform light maintenance tasks such as replacing light bulbs, painting touch-ups, and minor repairs.
• 
  Monitor the property for safety hazards, vandalism, or maintenance issues and report concerns to management promptly.
• 
  Assist with pressure washing sidewalks, breezeways, and other exterior surfaces as scheduled.
• 
  Help maintain pools, recreational areas, and amenities by keeping them clean and orderly (excluding specialized pool maintenance unless certified).
• 
  Support landscaping efforts by removing leaves, branches, and debris as needed.
• 
  Respond promptly to work orders assigned by management.
• 
  Maintain equipment and cleaning supplies in good working order.
• 
  Follow all OSHA safety regulations and HOA policies and procedures.
