The Porter is responsible for maintaining the cleanliness, appearance, and overall condition of the HOA’s common areas. This role supports residents by ensuring shared spaces are clean, safe, and well-maintained while assisting maintenance staff with light duties and daily operations.
Clean and maintain lobbies, hallways, stairwells, elevators, restrooms, clubhouses, and other common areas
Empty trash and recycling containers and transport waste to designated disposal areas
Sweep, mop, vacuum, dust, and sanitize common spaces regularly
Clean windows, doors, and fixtures as assigned
Maintain cleanliness of sidewalks, parking areas, courtyards, and outdoor amenities
Pick up litter and debris throughout the property
Assist with light landscaping duties such as watering plants or removing debris
Support seasonal tasks such as snow removal or leaf cleanup (as applicable)
Assist maintenance staff with basic tasks and minor repairs
Set up and break down furniture for meetings, events, or inspections
Monitor common areas for maintenance issues and report concerns promptly
Replace light bulbs, air filters, or signage as directed
Provide courteous and professional assistance to residents and guests
Respond to requests or concerns related to common areas
Follow HOA policies, safety procedures, and cleaning standards
