To provide assistance and support to the Legal Department being responsible for facilitating and processing files for the transfer process by handling various tasks associated with a change of ownership of the franchise agreement. Position will focus on initiation, consents and closings with other tasks as required including lease review/investigations and site document preparation when required, analysing documentation including but not limited organisational structures and trust deeds and training other business teams on what is required in the transfers process. Other legal tasks will also be required such as assisting with preparation of the the franchise disclosure document, requesting payments for legal matters (ie. settlement payments, mediation fees) and collating information/documentation in response to regulator requests.

Essential Functions

Attending to initiations for transfers by examining all documents including contracts, powers of attorney, applications and examining financial ability and organisational structure. Verifying and collecting correct transfer fees together with running and reviewing background checks on the applicant. Preparing file for approval by the Transfers Approvals Team. Acting as a liaison between Transfers Approval team, Business Developer teams, Subway® Market Operations teams and applicant's advisers. Ensure all required paperwork is submitted in good order and attend to follow ups as required.
Attending to preparation of site documents, transfer deed and consent letters on DocuSign based on evaluation of submitted package and approval by Transfers Approval Team; conduct and/or liaise with leasing team for lease research for the issuing of the consent document; draft consent letter and conducting/reviewing searches as required for organisational structure; sending consent and disclosure paperwork to the parties via DocuSign.
Completion of transfer closings including but not limited to calculation and collection of monies due; reviewing final transfer documents completed for all conditions of the consent letter highlighting any discrepancies and attending to the processing of the transfer.
Provide additional general legal support with any matters required including but not limited to processing settlement payments or fees, gathering documentation for litigation and regulator investigations, assisting the team during the Franchise Disclosure Document process each year, maintaining tracking spreadsheets and providing updates to international teams as required, assisting with training of the transfer process to Business Developer teams and Subway® Market Operations teams. May require assistance with reviewing New Sales and 20 year Renewals. Lead training/education sessions on transfers with Subway® Market Operations teams and internal business teams.

Skills Education and Abilities Required

• Bachelor Law/Paralegal Studies
• 2-6 years preferably in legal or paralegal fields eg conveyancing or transactional paralegal
• Computer - Word, Excel, PowerPoint, SharePoint, Outlook, DocuSign, Adobe Pro.
• Respond to competition priorities and manage business team expectations effectively.
• Demonstrate initiative by prioritising own workload with the ability to stay organised and focus on repetitive tasks.
• Customer Service working with others internally and externally/good attitude
• Accountability – ability to work on own/dependability
• Effective written and oral communication with attention to detail
• Paralegal qualifications or years of experience preferred in role
