Job Description

The Operations Manager is responsible for delivering the commercial, operational, and customer
performance of a defined portfolio of student accommodation assets.

The role will lead multi-site teams to achieve occupancy, revenue, and customer satisfaction
targets, while ensuring operational excellence, compliance, and continuous improvement across all sites.

Key Responsibilities

1. Commercial & Financial Performance

  • Deliver occupancy, revenue and NOI targets across the portfolio
  • Drive lettings performance through pricing, market insight and conversion strategies
  • Manage site budgets, controlling costs in line with agreed targets
  • Monitor financial performance and implement corrective actions where required

2. Operational Leadership

  • Provide leadership to Accommodation Managers and site teams across multiple locations
  • Build a high-performance culture focused on accountability, service and results
  • Oversee staffing structures, recruitment, development and succession planning
  • Ensure consistent delivery of operational standards across all sites

3. Customer Experience

  • Lead the delivery of an exceptional end-to-end student experience
  • Monitor customer satisfaction metrics (e.g. NPS, reviews) and drive improvements
  • Oversee resolution of escalated complaints and identify systemic issues

4. Maintenance & Asset Management

  • Ensure effective delivery of maintenance and compliance programmes
  • Work closely with Facilities & Compliance teams to meet SLA and statutory requirements
  • Maintain high standards of property presentation and asset condition

5. Compliance & Risk

  • Ensure full compliance with all relevant legislation, H&S requirements, and industry standards (e.g. ANUK)
  • Support audits and ensure corrective actions are implemented
  • Promote a strong culture of safety and risk awareness

6. Data, Systems & Reporting

  • Utilise operational systems and data to monitor and improve performance
  • Ensure accuracy and integrity of site data across all platforms
  • Provide regular reporting and insight to senior stakeholders

7. Continuous Improvement

  • Identify and implement process improvements
  • Lead initiatives to enhance operational efficiency and service delivery
  • Stay informed of market trends and competitor activity

8. Stakeholder Management

  • Maintain strong relationships with internal stakeholders and external partners
  • Represent the business professionally in client and partner interactions

Skills & Experience

  • Proven experience in multi-site operations management (PBSA or similar sector)
  • Strong commercial and financial acumen
  • Excellent leadership and people development skills
  • Data-driven decision-making capability
  • Strong communication and stakeholder management skills
  • Knowledge of relevant property and H&S legislation

This position is Remote with travel when required to your portfolio of properties.
