Community Summary
The Cinco Ranch II community is a residential neighborhood within the larger Cinco Ranch master-planned development in the Katy, Texas area. It is governed by the Cinco Ranch Residential Association II (CRRA2), which manages community standards, common areas, and amenities while maintaining the overall appearance and quality of the neighborhood.
Cinco Ranch II offers a lifestyle centered on community engagement and recreational amenities. A key facility is the Cinco Ranch Lake House, which functions as the community’s primary gathering place and administrative office. Residents can participate in classes, camps, and neighborhood events hosted there, while also accessing shared amenities across the broader Cinco Ranch community, including parks, pools, tennis courts, and trails. Through organized activities, communications, and community resources, the association aims to foster a connected neighborhood environment and support an active, family-oriented lifestyle for its residents.
Role Summary
The Maintenance Technician will manage a variety of daily responsibilities across a broad range of expertise. These daily responsibilities include, but are not limited to facility cleaning, minor maintenance and repairs on facilities, structures, equipment, sidewalks, drainage and skilled and semi-skilled disciplines, e.g., plumbing, masonry, carpentry, flooring, irrigation, and electrical. Responsible for performing general maintenance of buildings and grounds at HOA residential communities, under the direction of the Maintenance Director.
Responsibilities
Perform preventative maintenance and routine maintenance.
Ensure completion of work orders using the work order system.
General maintenance, janitorial, and grounds work throughout the Community Associations.
Periodic inspections of grounds, common area buildings, and structures.
Advising the supervisor of needed repairs, improvements, and safety issues.
Understanding of Carpentry, Concrete, Doors, Drywall, Fencing, Cleaning, Gutters, Locks, Plumbing, and Painting.
Plus other work-related tasks as needed.

Qualifications
2+ years of maintenance experience preferred.
Experience with Carpentry, Concrete, Doors, Drywall, Fencing, Plumbing, and Painting required.
Experience with Cleaning, Locks, and Gutters is highly desired.
Must be able to speak, read, and write English. Bilingual is a plus.
Must be a proficient problem-solver with professional communication skills
Must know how to use tools, supplies, materials, and chemicals in a manner that does not endanger self, other employees, residents, the environment, or the public in general. Must own tools.
Experience and skills with simple electric maintenance are a plus, but not necessary.
Pool maintenance experience is a plus, but not necessary.
Must be experienced in Microsoft Office applications
Physical Requirements
Ability to stand and walk for extended periods throughout the workday.
Ability to climb stairs, ladders, bend, stoop, kneel, crouch, or reach frequently.
Ability to lift, carry, push, or pull objects up to 50 pounds regularly and occasionally heavier with assistance.
Manual dexterity to operate tools, equipment, and machinery safely.
Visual acuity to inspect equipment, read gauges, and perform detailed tasks.
Hearing ability to detect alarms, equipment sounds, and verbal instructions in noisy environments.
Ability to work in varying environmental conditions (heat, cold, dust, noise, outdoors).
Ability to wear and use appropriate personal protective equipment (PPE).
Ability to work varying schedules, including evenings, weekends, on-call, and overtime as required.
Pay
$ 22.00 to $24.00 per hour, depending on education and experience.
