Job Title: Office Fit-Out Program Manager / PMO (India Market Focus – Based in Singapore)

Location & Eligibility

- This is a full-time position based in Singapore.
- Only candidates already residing in Singapore with valid local work rights (Singapore Citizen or Permanent Resident) will be considered.

Key Responsibilities

- Establish, standardize, and lead centralized regional PMO governance, master scheduling, and data-driven dashboard reporting for fast-tracked corporate workplace portfolios across India.
- Act as the primary communication bridge between Singapore-based global Corporate Real Estate (CRE) C-suite executives and India-based on-site construction teams, design partners, and general contractors.
- Conduct forensic audits on complex, multi-site master construction programs, capital burn rates, international procurement pipelines, and cash-flow structures to safeguard the client’s commercial interests.
- Implement robust regional risk-mitigation frameworks, proactively identifying and addressing supply chain bottlenecks, vendor capacity issues, and statutory milestones across the subcontinent.
- Maintain a rigorous, professional approach to regional coordination, ensuring complex corporate interior rollouts are delivered on time, within budget, and in alignment with global brand standards.

Project Scope

- Manage ultra-premium regional workplace portfolios, including concurrent, large-scale corporate office fit-outs and regional headquarters across major Indian commercial hubs (Bangalore, Mumbai, Gurgaon, Hyderabad).
- Oversee high-budget capital programs for elite, Grade-A international clients, such as US/EU investment banks, commercial banking institutions, and global technology companies.
- Deliver world-class workplace architecture, including state-of-the-art infrastructure (e.g., uninterrupted power systems, trading floor architectures), bespoke premium finishes, advanced acoustic configurations, and sustainable, internationally certified green buildings.

Candidate Profile

- Deep operational understanding of the India commercial office fit-out market, including local procurement and supply chain dynamics, managed from a regional hub.
- Proven experience directing regional workplace programs or high-end commercial interiors for global financial services, Tier-1 investment banks, or global technology sectors.
- Career background in top-tier international real estate consultancies, premier property developers, or multinational corporate real estate teams.
- Demonstrated full lifecycle program delivery; PMP certification or active international charterships are highly preferred.
- Immediate availability for a 1-year contract with potential for long-term regional extension.
