As our portfolio continues to grow nationally, we're seeking an experienced National Property Manager to lead the next evolution of our property management function.

This is not a traditional property management role.

Recently elevated as part of a broader organisational transformation, this position sits at the strategic heart of our property operations. You'll own national rental strategy, property governance, tribunal representation, compliance oversight, and lead a team supporting communities across multiple states.

What You'll Do

• Lead the national rental strategy across a diverse portfolio of seniors and all-age communities
• Provide strategic advice on tenancy legislation, compliance, governance and risk
• Represent Eureka in tribunal matters across QCAT, VCAT, NCAT and equivalent jurisdictions
• Deliver executive and Board-level reporting on occupancy, rental performance and portfolio trends
• Lead and develop a high-performing national property management team
• Act as the key escalation point for complex tenancy, compliance and resident matters
• Drive governance frameworks, policies and legislative compliance across the portfolio

About You

You're a senior property professional who combines deep legislative expertise with commercial acumen and strong leadership capability. You enjoy solving complex problems, influencing outcomes, and operating as a trusted advisor to both operational teams and executive stakeholders.

You'll likely bring:

✔ 7-10+ years' property management experience with progression into senior leadership roles

✔ Full Real Estate Agent Licence

✔ Strong knowledge of residential tenancy and residential parks legislation

✔ Experience representing organisations in QCAT, VCAT and/or NCAT proceedings

✔ Demonstrated success leading multi-site property portfolios

✔ Strong analytical, reporting and stakeholder management capability

✔ Experience within residential parks, land lease communities, seniors living or manufactured housing
