Nau mai ki te roopu Arvida | Welcome to Arvida

At Arvida, our purpose is to create communities with freedom to thrive. We support older New Zealanders to live well through resident‑led retirement living and aged care, guided by our values of Being There, In it Together, and Look for a Way.

As one of New Zealand’s leading retirement living providers, Arvida has a network of 33 diverse communities nationwide, each with unique property, maintenance and compliance needs.

This is a hands-on, influential role for a seasoned property professional who enjoys balancing strategic thinking with practical delivery, and who thrives in a complex, multi-site environment.

You'll be responsible for the operational delivery of Arvida’s property strategy, ensuring our communities are safe, well-maintained, compliant and fit for the future. Reporting to our Head of Property & Assets, you’ll lead national property maintenance planning, support capital decision-making, and provide expert guidance to village and regional property teams. This means you will:

  • Lead the development and delivery of annual and long-term property maintenance plans across Arvida communities
  • Ensure properties and assets are maintained in line with strategy, legislation, warranties and sector standards
  • Lead and oversee minor capital works and remediation projects (up to $250k)
  • Provide specialist advice to Village Managers, Property Managers and operational leaders
  • Build strong partnerships with internal stakeholders, contractors, suppliers and regulatory bodies
  • Champion best practice in asset lifecycle management, risk, compliance and health & safety
  • Identify opportunities to improve, innovate and strengthen how property services are delivered nationally
  • Mentor, support and influence property teams across the country
  • Contribute to executive and board-level reporting, systems improvement and national frameworks

This role will suit someone who enjoys building, shaping and improving ways of working. While strong foundations exist, there’s real opportunity to evolve systems, frameworks and approaches to support a growing and diverse portfolio.

  • Confidence leading projects, influencing stakeholders and making sound operational decisions
  • Excellent communication and relationship-building skills

Arvida Group Ltd

About Arvida Group Ltd

Arvida is transforming the ageing experience.

Formed in 2014 when we listed on the NZ stock exchange, Arvida has grown to become a group spread across 35 locations nationally with greenfield development underway adding 2 more locations. We offer retirement living accommodation and aged care services to over 6,750 residents, and are one of the largest providers of aged care services in NZ.

Everyday over 2,700 of us strive to improve the lives and wellbeing of our residents. With this vision, we are reimagining how communities will age and setting strategy accordingly. Our focus is on the resident – we are customer-led in our outcomes. This resonates through strategy from new builds and acquisitions, to our care model which we call The Attitude of Living Well. It may not sound transformational, but the legacies of a sector historically focused on clinical outcomes has required a fundamental change in culture. The numbers show we are on the right path: resident Net Promoter Score of +53 and +51 at our villages and care respectively; our inaugural staff engagement index at 78%, with 96% of staff determined to give their best effort at work each day; industry leading occupancy at 96%; and almost two-thirds of our care facilities now at the Ministry of Health gold-standard accreditation of four years – to mention a few.

But we are only at the beginning of what we have set out to achieve.
