The Multi-Site Maintenance Technician plays a critical, high-impact role in maintaining the physical integrity of Vidalta’s diverse property portfolio. Unlike a site-specific tech, this individual operates across multiple locations, requiring exceptional time management, technical versatility, and the ability to adapt to different property team dynamics. You are the "subject matter expert" on the move, ensuring units and common areas are in top condition while maintaining strict adherence to safety and property policies.

Essential Duties and Responsibilities


1. Multi-Site Maintenance & Repairs

  • Mobile Response: Respond promptly to service requests across a designated region, prioritizing emergency repairs and high-priority work orders.
  • Advanced Troubleshooting: Perform routine and complex repairs in key areas:
    • Plumbing: Repairing/replacing fixtures, unclogging major lines, and addressing leaks.
    • Electrical: Troubleshooting circuits, replacing switches/outlets, and repairing lighting fixtures.
    • HVAC: Performing preventative maintenance and repairs to ensure climate control efficiency.
    • Appliance Repair: Diagnosing and fixing kitchen and laundry appliances.
  • Preventative Maintenance: Implement and track PM schedules across multiple sites to extend the lifecycle of mechanical systems.

2. Make-Ready Excellence

  • Rapid Turnover: Lead the "make-ready" process for vacant units across the portfolio, ensuring apartments meet Vidalta’s "Gold Standard" for move-ins within 7 days of vacating.
  • Detail Orientation: Perform painting, drywall repair, flooring assessments, and final punch-list inspections.

3. Portfolio Support & Safety

  • Safety Inspections: Conduct regular safety audits of buildings, grounds, and common areas at various sites.
  • Compliance: Ensure all work performed adheres to OSHA, Fair Housing, and local building codes.
  • Resource Management: Maintain an organized mobile tool kit and inventory; coordinate with site managers for specific parts procurement.
Requirements

Key Performance Indicators (KPIs)

The performance of the Maintenance Technician will be primarily measured by the following Key Performance Indicators (KPIs):

  • Work Order Completion Rate: Percentage of total work orders completed.
  • Average Work Order Completion Time: Time taken from work order creation to completion.
  • Make-Ready/Turnover Time: Average number of days required to complete a vacant unit turn.
  • Resident Satisfaction Score: Feedback scores on maintenance service quality and professionalism.
  • Safety & Compliance Record: Adherence to all safety protocols and compliance with regulations.

Qualifications

Education and Experience

  • High school diploma or equivalent required. Technical or vocational training is preferred.
  • Minimum of 2-3 years of experience in property maintenance, apartment maintenance, or a related field (e.g., general contracting, facilities maintenance).
  • Certification in HVAC, CPO (Certified Pool Operator), or other specialized trades is a plus.

Skills and Abilities

  • Proficiency in the use of hand tools, power tools, and maintenance equipment.
  • Strong working knowledge of electrical, plumbing, HVAC, and carpentry systems.
  • Ability to read and interpret technical manuals, schematics, and service requests.
  • Excellent organizational and time management skills to handle multiple priorities and meet deadlines.
  • Candidates with strong proficiency in RealPage solutions—including One-Site, Knock, Revenue Management, Spend Management, and Facilities—as well as EliseAI, PayScore, and the Google Workspace suite (Gmail, Meet, Drive, Gemini, etc.) are highly preferred. While these specific tools are favored, experience with alternative property management software and platforms will also be evaluated, with consideration given to the breadth and depth of that expertise.
  • Effective written and verbal communication skills.
  • Being bilingual (English/Spanish) is a plus.
  • Valid driver's license and reliable transportation are required.

Physical Requirements

The position requires the ability to lift and carry up to 50 pounds, climb ladders, bend, kneel, walk, and stand for extended periods, and work in all types of weather conditions. The Maintenance Technician must be able to operate a variety of machinery and equipment safely. Required to be on-call for after hours emergencies as scheduled.
