Job Description

We are seeking an enthusiastic and energetic Leasing Agent to support our property management team across a small portfolio of nearby communities. In this role, you will be responsible for leasing apartments, renewing leases, generating qualified prospective residents/guests, conducting property tours, and preparing lease documentation. Above all, we are looking for someone who is passionate about delivering exceptional customer service with a high level of professionalism and integrity.

This position does require travel between assigned communities based on operational needs.

Essential Functions: (Include but are not limited to):

Leasing & Sales

  • Conduct all leasing activities, including tours, phone/email communication, and prospect follow-up.
  • Achieve occupancy and leasing KPI targets (closing ratio, traffic conversion, retention
  • Explain lease terms, community policies, and pricing clearly and professionally.
  • Ensure models, amenities, and office areas are maintained in show-ready condition.

Tenant Screening

  • Process rental applications, screening reports, credit/background checks, and verifications.
  • Identify potential risks and follow company protocols for approvals and denials.

Customer Service & Resident Relations

  • Maintain an upbeat, welcoming, and solutions-oriented approach in all interactions.
  • Build rapport with residents to support retention and reduce turnover.
  • Assist in resolving resident concerns and escalate issues appropriately.
  • Exhibit professionalism, empathy, and cultural awareness with diverse populations.

Marketing & Outreach

  • Support online marketing efforts, including posting/updating listings, managing photos, and responding to leads.
  • Assist with social media engagement, resident referral campaigns, signage, and outreach marketing strategies.
  • Highlight community features, amenities, and value propositions tailored to the target demographic.

Rent Collection Support

  • Support rent collection processes by assisting with follow-up communication related to delinquencies.
  • Maintain professionalism and compliance in all payment-related conversations.

Maintenance Coordination

  • Enter, track, and follow up on maintenance requests through the property management system.
  • Partner with the maintenance team to ensure timely communication and issue resolution.

Conflict Resolution

  • Handle difficult resident situations with diplomacy, patience, and professionalism.
  • De-escalate issues effectively and involve management or law enforcement only when necessary to ensure safety.

Community Outreach

  • Engage with local community resources, service providers, and partner organizations when appropriate to support resident needs.

Documentation & Compliance:

  • Maintain accurate and organized lease files, notices, communication logs, and resident records.
  • Support move-in and move-out processes, including walkthroughs and documentation.
  • Ensure compliance with Fair Housing, state/local landlord-tenant laws, and internal policies.

Qualifications:

  • High school diploma or GED required, associate or bachelor’s degree preferred.
  • Minimum 2 years of leasing, sales, or customer service experience; multifamily housing experience preferred.
  • Strong verbal and written communication skills with the ability to build rapport with diverse prospects and residents.
  • Demonstrated ability to remain professional, composed, and solutions-oriented in a fast-paced environment.
  • Working knowledge of Fair Housing regulations and basic landlord-tenant laws, or the ability to learn quickly. Proficiency with property management software and Microsoft Office (Outlook, Word, Excel).
  • Strong organizational skills with attention to detail and accuracy in documentation. Ability to work independently while collaborating effectively with onsite teams.
  • Tech-savvy with the ability to learn and navigate property management and financial systems.
  • Valid driver’s license, proof of auto insurance, and reliable transportation required.
  • Ability to provide coverage across assigned communities, including travel between properties as needed.

Physical Requirements:

  • Ability to frequently walk apartment communities, including leasing offices, amenities, parking areas, and grounds.
  • Ability to climb stairs and navigate multi-story buildings as part of daily responsibilities.
  • Ability to stand, sit, bend, kneel, and reach throughout the workday.
  • Ability to lift, carry, push, or pull up to 25 pounds (e.g., files, packages, signage, supplies).
  • Ability to operate standard office equipment, including computers, phones, printers, and scanners.
  • Ability to work indoors and outdoors, with occasional exposure to varying weather conditions.
