Position: Real Estate Asset Management, Senior Associate

Location: Mumbai, India

Position Summary:

Morgan Stanley Real Estate Investing is seeking a full-time experienced Senior Associate to join the MSREI India team to support a broad range of asset/portfolio management activities. The position will serve as the primary interface with operating partners, consultants, contractors, and other stakeholders to ensure projects are delivered on time, within budget, and in line with investment objectives while maximizing asset value and portfolio performance.

The key responsibilities would be:

• Pre-Investment
• Co-ordinate & lead all types of technical due diligence required pre-investment by evaluating and appointing various consultants, architects and vendors
• Define project budget, schedule, and technical specifications
• Review of conceptual design and applicable approvals and development norms
• Pre-Construction
• Technical appraisal and review of the project’s conceptual building design, master planning, technical specifications, and design brief reports
• Prepare project execution plans to establish scope of work, responsibilities, timeframes and methods of communication
• Prepare overall schedule and determine milestones for project development
• Assist and review the tendering process along with project partners including shortlisting and finalization of general contractors, architects, consultants, and vendors
• Identify engineering approaches to add value and achieve best design
• Undertake research and design systems to reduce costs, increase speed of construction and enhance project value
• Identify potential activities that could cause delays as well as their impact on project development
• Review and implement sustainability efforts in line with internal guidelines, not limited to procuring green building certification, renewable energy and resilience measures
• Construction
• Track development progress, schedules, budgets, contractor performance, and key delivery milestones
• Inspect on-site activities to achieve high-quality installations and construction in accordance with specifications
• Organize regular meetings with all project stakeholders and appraise necessary control measures to avoid any anticipated delays
• Coordinate with project partners or external consultants to procure all pre & post construction approvals and permits
• Coordinate & lead all the technical discussions with customers for Built-to-Suit and leasing RFPs
• Coordinate with consultants & vendors for implementation of various ESG measures & obtain green building certification for the project
• Undertake regular quality and HSE audits
• Monitor trends in the local construction market including pricing of materials and labor and adopt best practices
• Post-Construction
• Assist team with respect to asset management and ongoing maintenance and upkeep of operational and stabilized asset
• Lead technical diligence efforts on the asset during disposition process

Qualifications:

· Bachelor of Civil Engineering with a Post-Graduate in Construction Management/Construction Technology

· 5–8 years of relevant experience in a project development/technical management focused role

· Fluency in English and solid communication and interpersonal skills

· Positive attitude, strong motivation and team player personality

· Strong organizational skills; ability to manage priorities and time effectively
