The Mortgage Loan Originator (MLO) is responsible for originating their own sales by contacting prospective clients and by developing and maintaining referral sources. The MLO spends significant time out of the office conducting sales calls, meeting with borrowers and attending closings. The MLO has flexibility in setting their working hours as well as scheduling the tasks performed in a workday. The MLO is compensated on a commission only basis.

Individuals in this role exercise independent judgment within investor and regulatory guidelines. Serves as subject‑matter expert for complex loan scenarios. Acts as escalation point for underwriting and borrower issues. Individuals have discretion to recommend loan programs and investors based on borrower profile.

While performing the duties of this job, the employee must be able to remain in a stationary position 50% of the time. The employee frequently is required to operate a computer and other office productivity machinery, such as a calculator, copy machine, and printer. The employee is occasionally required to move about inside an office to access file cabinets, office machinery, etc. They also frequently operate motor vehicles and regularly travel to locations outside of the facility, to attend meetings, trainings, events, and other client business activities. The employee must have the ability to communicate information and ideas so others will understand. Must be able to exchange accurate information in these situations. The must have near visual acuity for working on a computer, far visual acuity, and peripheral vision necessary for driving a motor vehicle. The employee must occasionally lift and/or move boxes or equipment up to 20 pounds across office or while traveling to clients for various needs.
WORK ENVIRONMENT
Persons holding this position are generally subject to inside environmental conditions having the lighting, temperature, and noise level of an open floor-plan office environment (moderate, but occasionally loud at times). The employee may occasionally be outdoors and exposed to hot or cold weather, and wet and/or humid conditions. The employees in this role frequently will be required to travel to other locations, e.g., client or prospect locations. This role routinely uses standard office equipment such as computers, phones, photocopiers, and filing cabinets.
