Job Description

As a Mortgage Disclosure Desk Team Lead at Taylor Morrison, you will manage daily workflow, handle special requests, and provide support by answering questions from the MDS team. You will also be responsible for training the team to ensure they are equipped with the necessary knowledge and skills. Your duties include reviewing and preparing upfront Loan Estimates, Truth-in-Lending forms, and loan application disclosures, while ensuring data accuracy by checking the loan origination system. The role also involves delivering initial loan packages to clients and ensuring all required documents are provided to the borrower at Change of Circumstance. Additionally, you will act as a liaison between the mortgage disclosure desk and origination teams, assisting in structuring change of circumstance submissions and ensuring that compliant processes are followed.

What You’ll Do

  • A key responsibility is serving as a liaison between the mortgage disclosure desk and our origination teams. This involves partnering with the structuring of Change of Circumstance submissions and ensuring the adoption of processes that guarantee compliant Changes of Circumstance are submitted.

  • Assign, review, and manage MDS pipelines and priority tasks based on compliance deadlines

  • Partner with Training to develop and maintain and implement job aids

  • Assist training team members on disclosure desk procedures and pipeline management

  • Assist in creating and updating disclosure desk training documents

  • Provide subject matter expertise to team members by answering questions on workflow, compliance/regulatory issues, and company policies/procedures

  • Collaborate closely with the department manager to oversee file escalations, ensuring timely and effective resolution of any issues

  • Provide regular pipeline status updates to team members to ensure files remain within compliance

  • Monitor and prioritize daily queues to meet turn time expectations, closing deadlines, and service recovery needs while maintaining department-specific reports to ensure timely processing of disclosures

  • Contribute to the team’s culture and development of the Mortgage Disclosure Desk team by providing mentorship, training, and coaching opportunities

  • Prepare and disclose/re-disclose loans in compliance with Federal and State regulations and company policies

  • Review and ensure the accuracy and data integrity of required compliance disclosures at initial application, time of lock, and during any change of circumstances

  • Maintain accurate records of communications and actions related to the disclosure process in the loan file’s communication log

  • Collaborate with departments across the organization to ensure smooth operation

  • Identify and validate change of circumstances within allowable timeframes

  • Assist with re-disclosure projects by validating reasons, reviewing accuracy, and approving fee changes resulting from valid changes in circumstance as defined by RESPA

  • Pull pipeline reports and provide regular updates to the team on pipeline status

  • Provide problem-solving and process resolution assistance to other departments on behalf of the Mortgage Disclosure Desk team

  • Review and address communications directed to the MDD team

  • Perform other duties as assigned

  • Three (3) years’ experience in the mortgage disclosure or loan processing required; 1-2 years of team lead experience preferred

  • Encompass knowledge preferred

  • Knowledge of RESPA compliance, GFE compliance, and basic loan application completion skills

  • Detail-oriented and be able to multi-task

  • Possess a positive attitude, be flexible in fast-paced environment, be a team player, leader, and be willing to constructively contribute to the department

  • Ability to provide positive and constructive feedback to peers

  • Maintain confidentiality of company and customer’s information

  • Proficient in using communication tools such as phone and computer, including Microsoft Suite

  • Ability to manage key timeframes and strict deadlines

  • Deliver outstanding customer service through clear verbal and written communication, collaborating effectively with both internal and external customers

  • Strong communication skills – written, verbal, and listening

FLSA Status: Non-Exempt

This position is considered a non-exempt position for purposes of wage-hour law, which means that you will be required to keep a time record and will be eligible for overtime pay.
