This position is a semi-skilled worker in the maintenance of heating,ventingand air-conditioning (HVAC) equipment. An employee in this class performs scheduled preventive maintenance on installed equipment with general supervision from a lead worker, collects and records information needed for ordering supplies and materials; assists HVAC mechanics in various tasks; works independently on assigned duties, and keeps accurate records of time and materials used for each work assignment. Performance is evaluated on a regular basis. Under the Fair Labor Standards Act, this position is not exempt from overtime.

MINIMUM QUALIFICATIONS

A combination of education and experience may be considered.

Education:

  • High school diploma or equivalent.

Experience:

  • At least (2) two years of experience in general maintenance, including preventive maintenance, repairs, orservicing ofsystems and equipment.

  • CFC Certification

Experience:

  • Experience in preventive maintenance, repair, or servicing of Heating, Ventilation, and Air Conditioning (HVAC) systems and equipment.

  • Experience working in an educational or institutional environment.

  • Completion of or current enrollment in a vocational or technical program specializing in Heating, Ventilation, and Air Conditioning (HVAC).

ESSENTIAL POSITION RESPONSIBILITIES

Thebelow listis a summary of the functions of the job, not an exhaustive or comprehensive list of allpossible jobresponsibilities, tasks, and duties.

  • Replaces needed belts and filters; greases and lubricates equipment.

  • Inspects equipment for needed repairs and replacement of expendable parts; notifies supervisor when repairs are needed.

  • Maintainsaccuraterecords of work assignments, including time and materials used.

  • Cleans andmaintainssawdust collectors (bags, belts, greasingmotorsand bearings).

  • Removes and installs new shafts, bearings, and squirrel cage units; installs grease fittings for bearings and motors, cleans out drains on condensate pans, vacuums andsprayscoils with cleaners, adjusts motors and pulleys.

  • Cleans cooling towers, installs new grommets, lubricates motors and bearings.

  • Assist HVAC Technicians in removing,rebuildingand/or installing pumps and exhaust fans, cleaning air ducts and vents and changing motors.

Employee Safety

  • The employee is responsible for the use of safety devices and protective equipment in order to minimize the frequency and severity of work-related accidents. The employee is responsible for using safe practices and methods in the operation and supplies related to their job.

  • The employee is further responsible for correcting any conditions within the building or grounds that may be hazardous to employees, students, or staff assigned to the building and reporting same to the appropriate administrator

  • The employee is responsible for the safety and maintenance condition of their assigned vehicle.

ESSENTIAL KNOWLEDGE, SKILLS, AND ABILITIES

The below list is a summary of the knowledge, skills, and abilitiesrequiredfor success in this position, not an exhaustive or comprehensive list.

  • Thorough knowledge of belt sizes and filter dimensions.

  • Knowledge of the principles of air-conditioning and air-conditioning maintenance methods.

  • Ability tomaintainair-conditioning equipment.

  • Working knowledge of air compressors, pneumatic controls, electronic temperature controls, relay systems, thermostats, VAV systems, VFDs, rooftop and other air-handling units, including gas-fired units, chillers, energy management systems, pumps (2 and 4-pipe systems).

  • Ability to listen to equipment in operation and todeterminemalfunctions.

  • Knowledge of the principles of safety and electricity.

  • Knowledge of standard parts, tools, and test equipment used in the trade.

  • Ability to read diagrams, schematics, and technical manuals and to implement that knowledge in actual performance.

  • Ability to plan work and keepaccuraterecords of work performed and materials used.

  • Ability to communicate effectively with administrators and custodial staff and get along well with others.

  • Ability tomaintainaccuraterecords of work assignments, including time and materials used.

  • Ability to perform preventive maintenance on HVAC equipment and systems.

  • Ability to troubleshoot HVAC equipment,assistingthe HVAC Technicians.

  • Ability to stand, walk, sit, bend, squat, climb, and use arm and hand movements.

  • Ability to carry tools andto handlematerials and equipment of 80 to 100 pounds.

  • Ability to work at heights on aerial lifts, scaffolding,stepladdersand/or extension ladders.

  • Ability to crawl in, under, over, or through equipment and work in confined spaces.

  • Ability to work overtime and respond to emergency calls.

ADDITIONALREQUIREMENTS

Physical Requirements

  • Ability to climb and work from scaffolds, ladders, catwalks, aerial lifts, and bucket trucks.

  • Ability to stand, walk, sit, bend, squat, climb, and use arm and hand movements.

  • Ability to carry tools and to handle materials and equipment of 80 to 100 pounds.

  • Ability to crawl in, under, over, or through equipment.

The person selected for this position must meet all requirements of the physical examination administered by a medical service selected by the Howard County Department of Education.

Licensure

  • Possession of a Maryland Class C driver’s license and satisfactory driving record.

Prior to any employment offer, the selected candidate will need to provide a copy of their license and consent toa review oftheir driving record.For positions requiring a CDL, a query of yourrecordwill also be run in the Federal Drug & Alcohol Clearinghouse.

Working Hours

  • The duty day for this position is8.5 hours including a one hour/thirty-minute duty-free lunch.

  • This position isdesignatedas an “emergency employee” under the AFSCME negotiated agreement and may require a response during inclement weather and other emergencies. When work cannot be scheduled during the school year during normal hours, weekend/evening and shift work may berequiredas allowed by the AFSCME negotiated agreement. Maintenance employees are issued a school system cell phone to receive calls from their supervisor and respond to emergency events as needed.

EMPLOYMENT INFORMATION

Compensation

This is a12-month per year position in theAmerican Federation of State, County, and Municipal Employees (AFSCME)employee unit. The current salary rangefor this position is GradeVI on theMaintenance/Warehousesalary scale. Step placement will bein accordance withthe salary procedures of the Howard County Public School System and theAFSCMEMaster Agreement which considers relevant prior experience. Under the Fair Labor Standards Act, this position is not exemptfrom overtime. 

Retirement

Membership in the Maryland State Retirement Agency (MSRA) pension plan is a mandatory condition of employment for all employees who meet the eligibility and membership criteria defined in the State Personnel and Pensions Article and the Code of Maryland Regulations (COMAR). A qualifying employee cannot reject membership, nor can an ineligible employeeelectmembership.The annualcontribution to the pension plan will be 7% of an employee’s annual salary
