Works under the supervision of the Facilities Department Director. Performs preventive maintenance inspections on HVAC/Refrigeration equipment and systems. Troubleshoots failures and performs corrective maintenance on HVAC/Refrigeration equipment and systems. Installs, recognizes the cause of faulty equipment, makes repairs, modifies and relocates equipment on special purpose air conditioning and refrigeration units and systems. Reviews plans or specifications, determines the size, shape and location of equipment and installs or plans the installation to meet the conditions of the experiment or test. Modifies, alters, or substitutes components and elements of the system in order to meet specific conditions, and accomplishes repairs and modifications to meet conditions required. Diagnoses and corrects malfunctions in electronic pneumatic automatic control system circuits. Performs corrective actions on all types of pneumatic actuated valves, thermostats and associated controls in control air applications. Installs repairs and replaces pipes and fittings to maintain the heating, water, and drainage systems throughout the hospital. This includes, but is not limited to the heating hot water system, domestic water system, chilled water system and low pressure steam and condensate system. Ability to solder, sweat and braze. Prepares areas where piping work is to be performed by taking apart and securing current systems. Plans the installation of new piping by reading blueprints/schematics to determine how and where to place the piping. Fixes and/or replaces broken pipes and refrigeration/air conditioning equipment in a fashion that prevents leaks. Tests piping lines to ensure they can maintain the proper amount of pressure. Fixes steam systems/boilers by repairing pumps and heat exchanges, removing and replacing coils and replacing valves and associated equipment. Ability to operate a computer and use computer software. Subject to on-call coverage, shift changes and emergency 12 hour shifts (i.e. snow removal, hurricane clean up, etc. ). Snow removal/storm clean-up includes, but is not limited to shoveling and cleaning of entrance ways, walkways and parking lots of snow, ice and/or debris. Assists with the clean-up of spills. Performs basic electrical, plumbing, painting and carpentry work. Responsible for the installation, maintenance (preventive and corrective) troubleshooting and repair of facility buildings and equipment. Renovations to rooms and apartments. Work with other departments on special assignments. Assists other Facilities Department personnel on facility repairs/projects.
