ROLE AND RESPONSIBILITIES
Technician will be responsible for performing infrastructure repairs at various client facilities. Responsibilities include repair/maintenance in carpentry, drywall, painting masonry, electric, plumbing in addition to the general upkeep of individual locations. Must have the ability to follow timetables, handling/moving equipment in excess of 100 lbs, flexible schedule in case of emergency situations and deliveries, excellent communication skills, neat, reliable, and organized
OVERALL ROLE
The Facilities Technician will assist the Facilities Manager/Assistant Facilities Manager with operational activities in maintenance and repairing, operations, vendor oversight, asset management, inventory of material, equipment & supplies, occupancy services and helpdesk support. The Facilities Technician is also required to provide handyman support to team.
MAJOR RESPONSIBILITIES
General: lockers, desks, bulletin boards, signage, door stops, soap/lotion holders, fire extinguishers, railings, lock boxes, ceiling tiles/grids, benches, vents, baby changing tables, partitions, boxing/speed bag hardware, taping of stretch mats, steam head guards, locks, door knobs, door repairs, Formica, vinyl wall covering, furniture moves, deliveries, emergency response, preventative evaluations, as well as additional to work assignments by FM.
Drywall demolition/rebuilding of walls, patching, taping, sanding, priming and painting.
Flooring: cove base, rubber matting install/repairs, VCT tiles, carpet installs/repairs, reducers, saddles, non-skid tape.
Masonry grouting, replace/installation of ceramic tiles.
Plumbing: faucets, urinate-flusher, shower heads/handles, sprinkler caps, sinks/toilet/urinal installs, general caulking, pipe insulation, water fountains, snaking of waste lines and roof drains and investigate/trace leaks.
Electric light bulbs, ballasts, lens covers, check breakers, test outlets, fixture replacement, emergency light packs.
HVAC: HVAC mechanical system maintenance and operation support such as air-conditioner, chiller, cooling tower, evaporating cooling fan, exhaust fans, etc.
Project & Construction: Working knowledge of all repair, maintenance and minor construction projects including all aspects of the infrastructure, rebuilding of benches/walls, waterproofing, roof repairs, wall framing, refurbishing of wood floors, and knowledge in hot water systems/pumps
Helpdesk support to response to site within time frame agree to check and correct action for any work order request
Asset management: support to inventory/count and tag-name for asset
EHS: system inspection and rounds & reading report of CCTV, fire alarm, firefighting, electrical, domestic water, office condition, etc
Vendor support: vendor escort and supervision of vendor activities on site
Preventive Maintenance perform simple system Preventive Maintenance
SHE requirement: Follow Henkel policy about safety, health, environment , inform immediately to supervisor for finding relate to safety, heath, environment.
CANDIDATE SPECIFICATION: KEY SELECTION CRITERIA
Ideal Experience
Prior experience in facilities, property management, hospitality or related field preferred
Knowledge of facility equipment repairing and maintenance
Understanding of basic technical aspects of property (Computer Room Air-conditioning, Chiller system, Fire Protection system, Mechanical & Electrical system, BMS system) is advantageous
Ability and knowledge in the use of all tools, equipment, and material used for repairs
Capable of handling and/or moving equipment & material
Service oriented attitude.
Excellent communication skills.
Basic knowledge of administrative equipment such as faxing, copying, and use of cellular telephone.
Working knowledge of computers
Ability to follow timetables for repairs.
Needs to have a flexible schedule in case of emergency situations
