Position: Marketing Director

Summary:

Inch and Co is seeking an experienced and results-driven Marketing Director to lead all marketing, branding, and lease-up strategy for our multifamily property portfolio in the Charlotte, NC market. This role owns the marketing vision for the community — driving occupancy, renewal, and revenue goals through data-informed campaigns, strong digital presence, and a resident-focused brand experience. The ideal candidate combines strategic marketing expertise with hands-on execution, thrives in a fast-paced property environment, and is comfortable traveling regularly (5–7 days per month) to support regional properties, attend industry events, and collaborate with ownership and management teams across markets.

Your Role:

• Develop and execute marketing strategy — brand positioning, digital advertising, social media, and resident engagement — to drive occupancy, renewal, and revenue goal.
• Manage the marketing budget across digital, print, events, and listing platforms (ILS, Google Ads, social)
• Oversee website, SEO/SEM, and online reputation management, including review monitoring
• Lead lease-up campaigns, resident events, and community outreach for new or repositioned properties
• Analyze market trends and competitor data to inform pricing, messaging, and campaign strategy
• Direct designers, photographers, and outside vendors/agencies to produce marketing collateral, ensuring brand consistency across all properties
• Travel 5–7 days per month to support property visits, regional teams, conferences, and lease-up launches
• Report marketing KPIs (traffic, conversion, cost-per-lease, occupancy) to ownership and leadership, staying current on industry trends and tools

Qualifications

• Bachelor's degree in Marketing, Communications, Business, or related field (or equivalent experience)
• 5+ years of marketing experience, including 2–3 years in multifamily/real estate marketing and lease-up campaigns
• Strong knowledge of digital marketing channels (SEO/SEM, paid social, ILS platforms) and property management software (Yardi, RealPage, Entrata, or similar) a plus
• Excellent communication, analytical, and project management skills, with ability to manage multiple properties at once
• Willingness to travel 5–7 days per month; valid driver's license
