Job Description


  1. Overall
    Tenant Management

  2. Revenue
    Management

  • Develop
    and implement revenue and budget management strategies aligned with SCO
    and company goals.

  • Monitor
    revenue trends, forecast future revenues, and identify opportunities to
    enhance profitability.

  • Prepare
    and present weekly, monthly, and annual revenue and performance reports.

  • Support
    Tenant efforts in driving revenue and productivity, including activations
    such as marketing events and campaigns, and promote a service/retail
    culture that is at par with Solaire’s standard

  1. Budgeting
    and Financial Analysis

  • Assist
    in the preparation and monitoring of the department's budget, including
    analyzing variances and recommending corrective actions.

  • Conduct
    financial analysis to support decision-making within the department.

  • Manage
    and resolve low to medium level Tenant disputes and issues, and assist the
    VP, Strategic Partnerships or Head of the Department as needed in settling
    matters of higher, more advanced cases

  • Provide
    the necessary support in managing the department’s budget

  1. Process Documentation and Improvement

  • Develop
    and maintain process documentation for all key operations within SCO.

  • Identify
    areas for process improvement and implement strategies to enhance
    operational efficiency.

  • Lead
    initiatives to streamline processes and reduce costs while maintaining
    high standards.

  • Monitor
    Tenants’ day-to-day operational matters, including general housekeeping,
    maintenance of standards, compliance to all rules and regulations provided
    in the Merchant Handbook and the Contract of Lease, etc. and propose the
    necessary disciplinary/remedial actions in the event of non- compliance

  • Propose
    sound solutions and action plans to the VP, Strategic Partnerships or Head
    of the Department to issues related to The Shoppes at Solaire and its
    tenants

  • Review and comply with the existing
    policies and procedures of SCO, and draft any new policies and procedures
    as needed for review and approval by the VP, Strategic Partnerships or
    Head of the Department

  • Gather
    data, prepare/create reports/presentations, and assist in the analysis of
    information such as but not limited to Tenant revenue and performance,
    construction progress, etc.

  • Conduct
    regular inspections of commercial spaces for work progress and compliance
    to rules and regulations

  • Conduct
    studies and research on potential tenants, partners, and/or business
    opportunities, as instructed by the VP, Strategic Partnerships or Head of
    the Department

  1. Reporting

  • Prepare
    regular reports on financial and business performance, operational
    metrics, and process improvements.

  • Provide
    insights and recommendations based on data analysis to support strategic
    decision-making.

  • Influence
    medium to high level decisions by providing the VP, Strategic Partnerships
    or Head of the Department with the necessary
    background/references/proposals/action plans to enforce final decision

  1. Administrative
    Management

  • Perform
    the administrative functions within SCO, ensuring all documentation and
    records are accurately processed, maintained, and filed.

  • Support
    the VP, Strategic Partnerships or Head of the Department in organizing and
    conducting meetings, preparing agendas, and documenting minutes.

  • Ensure
    the proper execution of various ad hoc duties as they relate to The
    Shoppes at Solaire and its Tenants, as required

  • Monitor,
    track, and oversee scheduling of works and other activities related to
    such Tenant work

  • Oversee
    the SCO Team Coordinator

  1. Collaboration

  • Work
    closely with the tenant portfolio managers in the department to ensure
    that financial and operational strategies are aligned.

  • Liaise
    with other departments as necessary to ensure the successful execution of
    SCO initiatives.

  • Attend
    to Tenant’s needs in their full life cycle as a retail partner at Solaire,
    from pre-construction to regular retail/store operations, and
    closure/egress, if necessary, and provide the necessary support in a
    timely, courteous and professional manner

  • Act
    as liaison between Tenant and the relevant internal departments within
    Solaire to support Tenant and Solaire in achieving their mutual goals and
    targets, and/or resolve any issues raised that would require action from
    Solaire’s internal teams, as needed

  • Coordinate
    and assist in managing all matters pertaining to a Tenant’s fit-out/
    reinstatement/egress work at The Shoppes at Solaire, including the
    submission of the various requirements prior to the commencement of the
    said works

  • Ensure
    Tenant’s execution of such works is approved and at par with Solaire’s
    standards, and address issues where necessary

  • Ensure
    that all relevant matters are properly communicated with Tenants by
    preparing and issuing relevant circulars/notices/memos, and providing
    timely responses to communications received from Tenants or other
    departments within Solaire

    analytical and financial skills.

  • Excellent
    organizational and time management abilities

  • Effective
    communication skills, both written and verbal.

  • Proficient
    in MS Office applications, particularly Excel and PowerPoint.

  • Self-starter
    with a proactive approach to problem-solving.

  • Ability
    to work under pressure and meet deadlines.


Requirements


  • Minimum
    3 years of similar level experience in revenue management, financial
    analysis, process management, or a related role.

  • Proven
    track record in process documentation and improvement.
