PROPERTY MANAGER

Location: On-Site - Must currently reside on Oʻahu and be available for inperson

interviews and immediate hire.

Relocation Package: None

Schedule: Full-time; open availability including weekends and holidays is

required.

Position Summary

The Property Manager is responsible for the oversight, maintenance, and

care of Kualoa Ranch’s facilities and infrastructure. This role ensures that

all buildings, systems, and guest-facing areas are safe, functional, and

maintained to the highest standards. The Property Manager leads facilities

staff, coordinates maintenance and repair schedules, and works closely

with multiple departments to support daily operations, special events, and

long-term capital projects. The ideal candidate combines technical

knowledge with strong leadership skills, attention to detail, and a

commitment to preserving the Ranch’s reputation for excellence.

Key Responsibilities

Facilities Oversight & Maintenance

-Manage daily operations of facilities, including preventative

maintenance, repairs, and improvements.

-Oversee HVAC, plumbing, electrical, carpentry, and general building

systems to ensure safety and reliability.

-Conduct regular inspections of all property assets, identifying and

resolving issues proactively.

-Ensure compliance with building codes, safety regulations, and

company standards.

Team Leadership & Coordination

-Supervise, schedule, and support facilities • and maintenance staff.

Provide training and development opportunities, emphasizing safety,

accountability, and high-quality work.

-Assign projects, monitor progress, and ensure completion within

established timelines.

-Foster strong collaboration with other departments to meet

operational and event needs.

Project & Vendor Management

-Coordinate property-related projects including repairs, renovations,

and capital improvements.

-Manage vendor relationships, negotiate contracts, and oversee thirdparty

contractors as needed.

-Track project costs, labor, and materials to ensure work remains within

budget.

-Provide input into long-term property improvement planning.

Administration & Reporting

-Maintain accurate records of inspections, maintenance schedules,

and completed work.

-Monitor inventory of tools, supplies, and materials, and coordinate

timely ordering.

-Contribute to budget preparation and track expenses related to

property maintenance.

-Prepare regular updates for the Director of Operations & Education

-Provide input into long-term property improvement planning.

Administration & Reporting

-Monitor inventory of tools, supplies, and materials, and coordinate

timely ordering.

-Contribute to budget preparation and track expenses related to

property maintenance.

-Prepare regular updates for the Director of Operations & Education

on facility status and priorities.

Minimum Qualifications

-3+ years of experience in property or facilities management, with

supervisory experience preferred.

-Strong knowledge of building systems (HVAC, plumbing, electrical,

carpentry) and general maintenance practices.

-Experience with vendor coordination, contracts, and project

management.

-Excellent leadership, organizational, and communication skills.

-Ability to troubleshoot and solve problems under pressure.

-Valid Hawaiʻi driver’s license with clean driving record required.

Physical Requirements

-Ability to lift and carry up to 50 lbs.

-Comfortable working on ladders, scaffolding, and at heights when

necessary.

-Endurance to perform hands-on work and inspections in outdoor and

indoor environments.

-Must be able to respond to urgent property issues outside of regular

business hours as needed.
