ROLE: Manager of Performance Analytics

REPORTS TO: Director of Program Management

LOCATION: Hybrid / Corporate Office in Houston, TX

THE OPPORTUNITY

The Manager of Performance Analytics is a hands-on analytical and commercial individual contributor who will join Venterra's Marketing team to help diagnose property performance and improve how the company invests to generate demand across its portfolio. This role will work directly with marketing, leasing, operational, and property-level data to identify performance issues, uncover opportunities, and translate analysis into practical recommendations that support leasing demand, occupancy, and property performance.

The Manager will partner closely with operational teams on a daily basis to understand what is happening at individual properties, determine the likely drivers of performance, and proactively identify actions that can improve results. The role will also provide analysis and recommendations that inform portfolio-level marketing investment, channel strategy, and performance decisions made by Marketing leadership.

This is an individual-contributor role with no people-management requirement. Success will depend on analytical rigor, commercial judgment, curiosity, and the ability to work across Operations, Revenue Management, Asset Management, Finance, Marketing, Data, and Technology to turn imperfect information into clear actions.

Key Responsibilities

Property Performance Diagnosis & Operational Partnership

  • Partner daily with operational teams to monitor property performance, identify emerging risks or opportunities, and determine where additional analytical support or action is required.
  • Diagnose the root causes of performance issues by distinguishing marketing and demand constraints from pricing, availability, leasing execution, follow-up, operational, or market-driven factors.
  • Develop property-level recommendations and proactive action plans using leading indicators such as traffic, lead quality, funnel conversion, availability, pricing, occupancy, and other relevant operating metrics.

Performance Analytics & Decision Support

  • Independently analyze large and imperfect datasets to identify performance drivers, anomalies, trends, and opportunities across the portfolio.
  • Evaluate performance across markets, regions, communities, marketing sources, channels, campaigns, customer segments, price points, floor plans, and unit types.
  • Connect marketing and traffic performance to downstream leasing, occupancy, and revenue outcomes, building analyses that help teams understand what is happening, why it is happening, and what should change.
  • Communicate findings in a concise, decision-oriented way to operational teams, Marketing leadership, and cross-functional partners, and follow through to help ensure recommendations are translated into action.

Marketing Investment & Growth Support

  • Analyze property and channel performance to recommend where marketing investment should be increased, reduced, reallocated, or tested based on expected business impact rather than lead volume alone.
  • Partner with Marketing specialists and agency partners to measure paid and organic channel performance, evaluate growth opportunities, establish baselines, and assess whether initiatives are producing the intended outcomes.

Required Qualifications

  • 4+ years of experience in an analytically rigorous field such as business or commercial analytics, revenue management, pricing, strategy or consulting, finance, operations analytics, marketing, or a related discipline. Candidates from outside traditional marketing career paths are encouraged to apply. Bachelor's degree in a relevant field or equivalent experience.
  • Demonstrated ability to independently analyze complex datasets, identify performance drivers and anomalies, form hypotheses, and translate findings into clear business decisions and recommendations.
  • Strong problem-solving and commercial judgment, including the ability to identify the questions that matter, determine the information needed, and prioritize actions based on business impact.
  • Strong communication and interpersonal skills with the ability to explain analytical findings to operational teams and senior stakeholders, ask effective questions, and influence action without direct authority.
  • Advanced proficiency with Excel, including the ability to work independently with large datasets and build clear, traceable analyses.
  • Ability to quickly learn unfamiliar business domains, challenge assumptions constructively, manage multiple property-level priorities, and work effectively across teams. People-management experience is not required.

Preferred Experience & Domain Knowledge

  • Experience with BI tools and SQL or Snowflake to extract data for downstream analysis is strongly preferred.
  • Experience applying analytics to marketing, customer acquisition, revenue management, pricing, strategy, finance, operations, or another commercial function is preferred.
  • Familiarity with digital marketing concepts or platforms such as Google Ads, GA4, Google Search Console, SEO, ILS platforms, and digital measurement practices is a plus, but deep platform expertise is not required.
  • Experience using AI tools to accelerate analysis, research, problem solving, or decision support is a plus.
  • Understanding of marketing attribution, customer funnels, conversion measurement, or data-quality controls is helpful but can be learned in the role.

Location

This role is based in Houston, Texas and requires working from Venterra's corporate office three days per week, with periodic travel to our operating regions when required.
