Title: Manager, Maintenance and Sustainability Operations

Department: Facilities

Status: Full Time/Exempt

Pay Rate: $95,000-$105,000*

Reports to: Vice President, Facilities

*Compensation rates vary based on job-related factors, including experience, job skills, education, and training.

The Manager, Maintenance and Sustainability Operations provides direction, leadership and oversight of in-house and contracted maintenance (janitorial) operations, with additional focus on facility upkeep and daily operation information dissemination. Coordinates environmental sustainability initiatives, including training opportunities, and continual tracking of performance metrics, helping the organization achieve both internal and mandated City and State goals of increased waste diversion and utility conservation.

Essential Duties/Responsibilities:

  • Assist with developing and maintaining a thorough understanding of contracted scope of service, policies and procedures, working with assigned account management team of janitorial or additional service providers, while serving as primary liaison to schedule and see-thru completion assigned tasks on-time, with a concerted focus on organizational goals and objectives to maximize Staff, Player and Guest experiences. Constantly evaluate programs and service provider performance, adjusting as necessary, ensuring results continually meet expectations.
  • Conduct daily and frequent routine inspections to monitor actual building conditions, on event (prior to and during public occupancy) and non-event days to confirm quality control and audit labor presence and equipment usage, while ensuring building presentation expectations are being delivered.
  • Proactively identifies opportunities within existing vendor contracts, operational strategies to advance environmental sustainability initiatives, partnering with front office departments to set attainable internal goals and market outcomes that encourage employee engagement.
  • Anticipate facility needs, create schedules, source and assemble information through vendors, audit and verify accuracy of billing / rebates, and tracks assets, consumables and update as it pertains to housekeeping and materials management, including hauling / removal services. Build and maintain relationships and communication with all partners to understand any opportunities for material or transportation adjustments to enhance environmental sustainability initiatives or minimize singular mobilization of resources.
  • Oversee and assist with recommendations and development of training programs for waste and recycling center operations, including understanding of material transportation throughout the venue, and tracking / sorting labor and equipment processes of all streams (landfill, mixed recycling, food waste / donations, etc.) with continuous ability to identify opportunities to adjust services and/or adjust materials to increase diversion. Schedule and participate in occasional audits, using internal or 3rd party resources, and prioritize takeaways for incorporation into operation areas for improvement.
  • Assists advancing events through discussions of client expectations, with understanding of space usage and necessary costs involved, and review / verify for accuracy timesheets, and all necessary work orders with labor and material costs.
  • Utilize existing spreadsheets and web-based programs to track and report applicable environmental efforts, to include waste and recycling, water and energy usage, to remain compliant with MLB, City of Los Angeles, SCAQMD and State of California reporting and auditing requirements.
  • Develop post-event reports, assemble information to delegate to appropriate department for any repairs, prioritizing as needed.
  • Assists Vice President, Facilities, or assigned delegate, with in-event management of internal, contracted and assigned facility labor, including responding to radio calls, incidents and requests for aide in troubleshooting Stadium infrastructure, including Electrical, Plumbing, Vertical Transportation, Mechanical and Fire / Life Safety Systems as needed from internal or public safety officials. Builds familiarity of critical infrastructure and emergency response programs.
  • Identify and communicate any potential safety concerns and bring to resolution, with knowledge to forecast and improvise solutions for evolving situations both materially and physically as conditions warrant.
  • Other duties, as assigned, related to the facility department responsibilities to upkeep, maintain and operate Dodger Stadium.

Education

  • Bachelor’s degree in Environmental Science, Facility Management, or relevant experience
  • LEED and TRUE certification
