Job Description
PURPOSE OF THE POSITION
Manages all of Inspire’s company operated restaurants and directs the daily activities of a portion of team members within the Lease Management department in accordance with organization policies and standards. Responsible for all lease admin functions, which may include reviewing and negotiating lease transactions and agreements, spearheading projects, and maintaining overall lease compliance for ICR, to help protect and safeguard Inspire’s real estate assets.
RESPONSIBILITIES
- Responsible for managing three (3) direct reports within the Lease Management department with an average of 500+ restaurant locations each, which includes oversight of the work and duties each team member handles in their region. Provide training, leadership and coaching to ensure their success and growth.
- Responsible for the review, input, approval, and execution of approximately 200+ legal contracts annually on behalf of Lease Management, many having material components (lease term extensions, rent reductions, terminations, and default provisions).
- Responsible for ensuring Lease renewals and extensions in their portfolio as well as their teams portfolio are exercised prior to deadline to safeguard against loss of a restaurant due to non-compliance of notice requirements.
- Help IRB meet its corporate remodel goals by reviewing lease requirements for approved remodel projects by obtaining landlord signatures for construction permits.
- Department lead for providing guidance, knowledge and lease interpretation to the Lease Management team, Real Estate, Accounting and Operations regarding lease terms and definitions.
- Department lead for all OIF and other projects that intersect Lease Management which includes weekly meetings, collaboration with internal departments and external project managers, creating new processes and rolling out the project to team members as applicable.
- Accurately abstract critical lease information for new leases, renewals and amendments into the Property Manager database as well as review and approve their team’s abstractions.
- Track critical dates for all lease renewals, extensions and expirations for their teams portfolio and timely notify Real Estate of any renewal dates approaching which have not been submitted to ICR Capcom.
- Act as liaison to operations and landlords at the restaurant level which includes coordinating inspections, resolving on-site issues and fostering the operations-landlord relationship to maintain lease compliance and business relationships.
- Maintain excellent long-term relationships with external clients such as landlords and lenders as well as internal clients such as Accounting, Fixed Assets, RE Tax, Real Estate, Legal, Construction, Operations and Risk.
- Process and document property transactions for the Company via deal memos, e-mails (i.e. new leases, amendments, financing, renewals, etc.).
- Responsible for ensuring their teams lease files are complete with an executed lease, legal description, recorded Memorandum of Lease, Commencement Date Agreement, title policy, deeds and current ownership documentation.
- Responsible for providing reports to internal business partners as needed.
- Assist Director and Vice President of Lease Management with special projects when needed.
EDUCATION QUALIFICATIONS
- Required Minimum: College Degree
- Preferred: College Degree or Paralegal Degree
EXPERIENCE QUALIFICATIONS
- 4-6 years of Lease Administration Experience
- 2-3 years of Lease Administration Management
REQUIRED KNOWLEDGE, SKILLS or ABILITIES
- Ability to oversee work of others.

- Ability to collaborate in a matrix environment.
- Knowledge and understanding of real estate contracts and documents (i.e. leases, amendments, assignments, deeds, estoppels, SNDA’s, license agreements, easements, etc.), and experienced in lease language interpretation.
- Extensive contract negotiation experience.
- Ability to abstract lease documents.
- Strong customer service attitude.
- Strong knowledge and use of Microsoft Office tools including Word, Excel and PowerPoint, Oracle, Costar or other lease management software.
- Ability to thrive in a fast-paced environment with constant changes.
- Ability to multi-task many activities, projects and timelines.
- Good organizational skills, attention to detail, and accuracy.
- Self-starter with the ability to set priorities and goals and work to accomplish the goals.
- A track record of building positive and respected relationships with team members and other functional departments.
