Manager, Development Services

The Manager, Development Services will play a key role in supporting the construction team by tracking and reporting on key data points in the construction/development timeline and managing the integration of the company’s new project management system (ProCore). This person will also assist in the continual improvement of administrative processes, communications, and reporting associated with the construction team. The manager role is an opportunity to learn and grow into a Senior Manager role within the construction team as a construction project manager or development project manager. This position will interact with all areas and disciplines within our Development Team, primarily providing support to the Construction Team.

Software Management & Administrative Support Duties & Responsibilities

  • Set up and ongoing system administration of new ProCore construction project management software.
  • Train new and existing construction team associates on how to use the ProCore tool; interact with outside vendors as it relates to Procore.
  • Maintain monthly reports that track and document all company construction project related activities which include the New & Relo Development Schedule, Roadmap, Closeout Tracker Reports, Company Cost Budget Detail, as well as others as needed.
  • Support Construction Team interface with IT & Finance partners to include tracking project approvals, coordination of internal and external communications and documents to develop relationships and drive business.
  • Play a key role in ongoing enhancements to ProCore through process streamlining and enhanced reporting.
  • Participate in company meetings and conference calls; Establish strong cross-functional relationships within Panera.

  • Franchise Project Support Roles & Responsibilities
  • Support communications with design consultants, permit expediters, landlords, utility companies and city officials throughout due diligence, design, and pre-construction phases of development projects.
  • Coordinate the shop drawing review, approval and distribution process between Design, Construction, consultants and Franchisee.
  • Manage overall project schedules utilizing Fran Connect to create and continuously update all cafe projects.
  • Identify, manage, and minimize risks associated with challenging project variables throughout entire project lifecycles.
  • Prepare and present project status reports on all applicable development projects at regularly scheduled project status meetings.
  • Coordinate implementation of Quarterly releases by priority as well as distribution of Construction and Design bulletins that are issued regularly.

Company Remodel and Special Projects Roles & Responsibilities

  • Process due diligence for new development including scheduling and communication with consultants, tracking progress, reviewing submitted reports, providing recommended action steps, and coordinating the distribution of reports.
  • Manage the plan production and permitting process for new company cafes, and/or any development project that might require plans and/or permits.
  • Communicate with design consultants, permit expediters, landlords, utility companies and city officials throughout due diligence, design, and pre-construction phases of development projects.
  • Coordinate the shop drawing review, approval and distribution process between Design, Construction, consultants, and Panera Purchasing.
  • Manage overall project schedules utilizing the Procore program and/or Microsoft Project by creating and continuously updating all café projects.
  • Identify, manage, and minimize risks associated with challenging project variables throughout entire project lifecycles.
  • Monitor all Company projects within given territory for consultant compliance with plan distribution to vendors, general contractors, landlords and other applicable parties.
  • Manage the distribution and tracking of all incoming and outgoing plans and specifications from Existing Conditions (EC) packages and Site Investigation Reports (SIRs) through final construction documents.
  • Maintain consistent focus on assisting development teams in reducing timelines and overall project durations from initial Development Committee review (1st Pass) to intermediate review (2nd Pass) through final review (CDO) to ultimately increase team productivity.
  • Schedule, produce, distribute, and present CDO packages of new projects to the Senior Development team.
  • Prepare and present project status reports on all applicable development projects at regularly scheduled project status meetings.
  • Manage the process of payment applications for the consultant, general contractor, and miscellaneous vendor invoicing.

Qualifications (Education & Experience)

  • 3+ years experience working in job-related field such as construction project management for a Multi-Unit Restaurant or Retail Environment or similar field.
  • Bachelor’s degree in related field preferred. Strong tracking or project management software skills, and/or previous experience with ProCore preferred.
  • Excellent oral and written communications skills, highly organized, detail oriented, and a self-starter.
  • Ability to work independently or in cross-functional teams and develop strong working relationships. Proficiency in Microsoft Suite, especially Excel, Microsoft Word, and Outlook.
  • Ability to multi-task and thrive in a fast-paced environment.

Working Conditions

  • This role works from the Boston Support Center office Occasional overnight travel necessary when attending team and/or corporate events and meetings.

Physical Requirements

  • While performing this job, the incumbent is regularly required to stand, sit, talk, hear & use hands and fingers to operate keyboards. Needs to be comfortable and willing to move furniture and reconfigure meetings rooms as needed. Weight requirement minimum of 35 lbs.

Competitive Pay $92,055 to $110,466 annually.

The actual pay offered will be determined by multiple factors, including but not limited to the candidate’s relevant experience, job-related knowledge, skills, and geographical location. Individual compensation decisions are dependent upon the facts and circumstances of each position and candidate.
