Job Description
Position Summary:
Responsible for conceptualizing, planning, coordinating, budgeting and overseeing construction and/or tenant improvement projects from conception through completion. Responsible for supervision of construction and tenant improvement projects, including oversight of maintaining and/or adjusting the project timeline, scheduling the installation of equipment and furnishings and signage, opening the facility, and ensuring mechanical, electrical, and plumbing (MEP) and other systems and special equipment function properly. Must possess excellent interpersonal and written and verbal communication skills.
Essential Functions of the Job:
• Plan construction, tenant improvement and minor renovation projects in logical steps and budget time required to meet deadlines.
• Inspect and review projects to monitor compliance with building, OSHPD, and safety codes and other regulations.
• Interpret and explain plans and contract terms to SYHealth staff, contracted workers and clients representing the owner.
• Assist with the preparation of contracts and negotiate revisions changes and additions to contractual agreements with architects, consultants, clients, suppliers, and subcontractors.
• Interface with multi-jurisdictional building department staff to submit plans for plan review, revise plans per department feedback and obtain all necessary permits and licenses.
• Direct and supervise contractors, subcontractors, and in some cases SYHealth Plant Support staff as required by the project.
• Study job specifications to determine appropriate construction methods and materials.
• Vette, review, contract and oversee contractors and/or subcontractors who complete specific portions of the project.
• Prepare and submit construction budget estimates and progress and cost tracking reports.
• Develop and implement quality control programs.
• Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as design and construction issues, work procedures, safety issues, and job-related complaints.
• Plan, organize and direct activities concerning the construction and maintenance of structures, facilities, and MEP systems.
• Investigate damage, accidents, or delays at construction sites to ensure that proper safety policies and procedures are in place and being followed.
• Evaluate construction methods and determine cost-effectiveness of plans.
• Review and assist in the direct acquisition of property for construction projects.
• Maintain necessary data and prepare monthly programmatic reports for government funded projects.
• Design, permit and oversee the small-scale construction and tenant improvement projects for the health center.
• Maintain photo journal of SYHC construction projects from beginning to end.

• Manages cash receipts for any authorized purchase related to a construction project or tenant improvement project.
• Provides coverage and assistance to other areas within the department as directed.

Job Requirements:
Experience Required:
• (2) years of increasing construction related supervisory experience
• Auto CAD knowledge
Education Required:
• Bachelor's Degree or Equivalent Relevant Experience
Certifications/Licenses Required:
• Valid California Driver's License and insured vehicle
• State of CA General Building Contractor License

Technical Knowledge and Skills Required to Perform the Job:
• Must possess knowledge of construction techniques, building code, OSHPD requirements, advanced mechanical, electricity, plumbing and landscaping
• Knowledge of various telephone systems is a plus
• Full knowledge of OSHA regulations
• Superb organizational ability and exceptionally analytical
• Must be mission driven and able to work independently or as part of a team to accomplish established organizational or departmental goals and objectives

Working Conditions and Physical Requirements:
• May be exposed to confined space, high noise level, and hazardous chemicals and materials

• Always reaching, stooping bending, kneeling, crouching
• Good organizational skills and ability to remain focused and concentrate while on construction job sites
• Ability to handle multiple job task functions simultaneously
• Ability to work harmoniously with others as a team member
• May be required to work evenings and/or weekends
