Requirements
Job Responsibilities
Apartment Turns & Make-Ready
- Complete all repairs, maintenance items, and improvements necessary to prepare vacant apartment homes for new residents.
- Follow community make-ready standards and checklists to ensure apartments are delivered on time and in excellent condition.
- Inspect and repair drywall, sheetrock, fixtures, doors, hardware, and other interior finishes as needed.
- Perform touch-up painting and minor paint repairs throughout apartment homes.
- Ensure windows, sinks, tubs, showers, and toilets are properly caulked and sealed.
- Inspect apartment homes for quality, cleanliness, and functionality prior to resident move-in.
- Identify and communicate any additional maintenance concerns that could impact resident satisfaction.
Community Appearance & Maintenance
- Assist in maintaining the overall appearance of the property, including grounds, common areas, and amenity spaces.
- Pick up trash and debris throughout the community.
- Pressure wash breezeways, sidewalks, pool decks, and other common areas as needed.
- Perform general cleaning, painting, and upkeep of community features, signage, and curbs.
- Support efforts to maintain a clean, safe, and welcoming environment for residents and guests.
Operations & Safety
- Complete make-ready checklists, maintenance logs, and required documentation accurately and on time.
- Practice proper use and care of tools, equipment, and maintenance supplies.
- Support expense management by repairing items when appropriate and minimizing material waste.
- Follow all company safety procedures and participate in required safety meetings and training programs.
- Report accidents, hazards, and incidents promptly and accurately.
Resident & Customer Service
- Deliver exceptional customer service by treating residents, guests, vendors, and team members with professionalism and respect.
- Respond to resident maintenance concerns with urgency and care.
- Communicate effectively with supervisors and team members regarding work progress and property needs.
Other
- Assist with other duties and special projects as assigned.
- Ability to work late, on weekends, holidays, and participate in an on-call rotation may be required.
Requirements
Education & Experience
- High school diploma or equivalent required.
- Previous apartment maintenance, make-ready, construction, facilities, or related experience preferred.
- Basic knowledge of drywall repair, painting, caulking, and general maintenance practices.
- Ability to safely operate hand tools, power tools, and maintenance equipment.
- Valid driver's license and reliable transportation preferred.

- You possess HVAC, electrical, plumbing, or maintenance certifications.

Physical Requirements & Work Environment
- Ability to stand, walk, bend, stoop, kneel, climb ladders, reach, and work in confined spaces for extended periods.
- Ability to work both indoors and outdoors in varying weather conditions.
- Ability to lift and carry up to 25 pounds independently and up to 50 pounds with assistance.
- Ability to travel occasionally between properties for training, support, or special projects as needed.
- Ability to work a flexible schedule, including evenings, weekends, holidays, and on-call assignments.
