The Maintenance Technician is responsible for supporting the day-to-day maintenance, appearance, and operational excellence of the ONE DAYTONA mixed-use destination. As part of the Property Operations team, this role helps ensure the property remains safe, clean, and welcoming for tenants, guests, and visitors while supporting special events and facility operations.

This position requires a hands-on individual who enjoys a variety of maintenance responsibilities, takes pride in delivering exceptional service, and is willing to support evenings, weekends, and special events as business needs require.

Essential Duties and Responsibilities

  • Conduct daily inspections of the property to identify maintenance, cleanliness, and safety concerns.
  • Maintain the overall appearance of the property by removing litter, returning shopping carts, and ensuring public spaces remain clean and inviting.
  • Operate commercial pressure washing equipment to clean sidewalks, building exteriors, canopies, windows, signage, and other exterior surfaces.
  • Maintain grounds, walkways, landscape areas, and drainage systems to ensure proper functionality and appearance.
  • Complete maintenance work orders, including general repairs such as painting, drywall, doors, plumbing, and basic electrical work.
  • Assist with the setup and teardown of furniture, equipment, signage, banners, and displays for community events, exhibits, and property activations.
  • Support the maintenance and upkeep of utility vehicles, maintenance equipment, traffic signage, and traffic control devices.
  • Safely operate equipment, including medium-duty scissor lifts, to complete maintenance projects.
  • Assist with contractor access, project coordination, and multi-person maintenance assignments.
  • Monitor contracted housekeeping services and provide cleaning support when needed.
  • Maintain an organized maintenance shop, tools, equipment, and inventory of supplies and materials.
  • Identify and report tenant maintenance concerns, property deficiencies, and safety hazards to the Property Management team.
  • Respond to emergency maintenance needs and adjust work schedules to support nights, weekends, holidays, special events, and weather-related emergencies as needed.
  • Perform other duties as assigned.

Required Qualifications

  • High school diploma or equivalent.
  • Minimum of 2 years of general building maintenance or facilities maintenance experience preferred.
  • Working knowledge of painting, drywall repair, plumbing, electrical, carpentry, and general building maintenance.
  • Experience operating commercial maintenance equipment, including pressure washers; experience operating or willingness to become certified on a scissor lift preferred.
  • Ability to safely operate a truck with an attached trailer.
  • Strong problem-solving skills with the ability to prioritize multiple tasks.
  • Excellent communication and teamwork skills.
  • Valid driver's license with a satisfactory driving record.
  • Ability to work a flexible schedule, including evenings, weekends, holidays, and special events.

Physical Requirements

  • Frequently lift, carry, push, and pull up to 50 pounds
  • Ability to stand, walk, bend, kneel, climb ladders, and work outdoors for extended periods in varying weather conditions.
  • Ability to safely operate maintenance equipment, power tools, utility vehicles, and aerial lifts.
