
Essential Functions
· Generic Responsibilities
· Set up machines, tools, and equipment; adjust settings to meet operational requirements.
· Assist senior technicians with repairs, including emergency breakdowns and timely troubleshooting
· Conduct routine checks and preventive maintenance on equipment and systems.
· Perform diagnostic tests using specialized tools to identify malfunctions or inefficiencies.
· Identify wear, damage, or potential failure points and take corrective action.
· Maintain tools and equipment in clean, organized, and ready-to-use condition.
· Use hand and power tools safely and effectively for various tasks.
· Maintain accurate logs of maintenance activities and report equipment issues or safety hazards.
· Prepare tools, equipment, and work areas for inspections, audits, or regulatory reviews.
· Read and interpret blueprints, schematics, and technical manuals to guide work tasks.
· Comply with all safety protocols and operational standards, including the proper use of personal protective equipment (PPE), to maintain a safe, efficient, and compliant work environment.
· Operate heavy equipment such as forklifts, scissor lifts, and skid steers
· Perform other duties as assigned.
· Custodian Functions
· Clean and maintain assigned areas, including offices, restrooms, breakrooms, and common spaces
· Sweep, mop, vacuum, scrub, and polish floors
· Clean windows, mirrors, glass surfaces, and dust furniture and equipment
· Operate cleaning equipment and follow safety procedures for chemical use
· Restock supplies in restrooms, kitchens, and other areas
· Collect and dispose of trash and recyclables
· Set up, move, or remove furniture and equipment for events or daily operations
· Maintain outdoor areas by mowing, trimming, removing snow, and clearing debris
· Apply pest control treatments and monitor for signs of infestation
· Secure buildings by locking doors, setting alarms, and turning off lights
· Request cleaning supplies and equipment as needed to maintain inventory
· Laborer Functions
· Measure, cut, and prepare materials to specifications using hand and power tools
· Lubricate, repair, or replace worn or faulty components to ensure equipment reliability
· Operate forklifts and other material-handling equipment to transport and position heavy loads safely
· Painting Functions
· Make on-site preparations such as erecting scaffolding, covering fixtures, and protecting surrounding areas
· Prepare walls and other surfaces by scraping, sanding, removing old paint, and filling cracks or holes with appropriate materials (e.g., plaster)
· Mix paints and other materials to achieve the desired color, texture, and consistency
· Apply paint, varnish, and other finishes using brushes, rollers, or sprayers, following specified techniques and safety standards
· Inspect surfaces and tools regularly to identify imperfections, wear, or potential issues, and perform test patches as needed
· Plumbing Functions
· Install, assemble, and repair plumbing systems and components, including pipes, fixtures (e.g., sinks, toilets, water heaters), and appliances such as dishwashers, using appropriate tools and connection methods (e.g., soldering, brazing, welding, clamps).
· Identify and distinguish between various types of piping materials (e.g., PVC, copper, PEX, galvanized steel, cast iron)
· Measure, cut, and assemble piping using hand and power tools, ensuring alignment with specifications and building codes.
· Conduct inspections and diagnostic tests to identify leaks, clogs, low water pressure, and other system malfunctions using specialized tools and diagnostic equipment.
· Perform routine maintenance tasks, including lubricating moving parts, replacing worn components, and inspecting equipment for wear, damage, or potential failure.
· Electrical Functions
· Install, service, and repair electrical panels, wiring, lighting, fixtures, and electrical equipment for buildings, machinery, and mobile/containerized facilities.
· Install safety and distribution components such as switches, receptacles, and circuit-breaker panels.
· Tie in electrical components and systems to generators, ensuring proper integration, load balancing, and safe operation
· Connect wiring in electrical circuits and networks, ensuring compatibility and adherence to safety standards.
· Inspect electrical systems and components to ensure functionality, safety, and compliance.
· Conduct preventive maintenance, including lubrication, component replacement, and system checks, to ensure equipment reliability.
· Welding Functions
· Assemble and join components using appropriate welding techniques (MIG, TIG, Stick, etc.)
· Select proper welding equipment, tools, and materials based on job specifications
· Measure, cut, and shape metal and other materials to precise dimensions.
· Perform welding operations while maintaining correct speed, angle, arc length, and monitoring the weld pool for quality
· Conduct regular equipment checks, lubricate moving parts, and replace worn components to prevent failures.
· HVAC Functions
· Install, maintain, modify, and repair HVAC systems of various sizes, including ductless mini-splits, packaged units, and central systems, along with associated components such as ductwork, thermostats, blowers, coils, and control systems, ensuring optimal performance
· Measure, cut, and shape materials such as metal, wood, and plastic using hand and power tools.
· Inspect, test, and calibrate HVAC systems to ensure proper operation and compliance with safety and environmental regulations.
· Perform preventive maintenance tasks such as cleaning ducts and coils, lubricating moving parts, replacing filters and belts, and checking refrigerant levels.
· Carpentry Functions
· Construct, install, repair, or replace building frameworks, windows, walls, floors, stairs, doorframes, windows, molding, cabinets, and other interior and exterior components
· Repair or replace damaged woodwork and structural components
· Measure, cut, and shape wood, plastic, metal, and other materials to precise specifications
· Select and work with materials such as wood, plastic, fiberglass, metal, hardware, and adhesives
