Position Summary:
Under the general direction of the Facilities Supervisor, this position was established for the purpose(s) of providing advanced maintenance services with specific responsibility for ensuring completion of assigned work orders and projects and performing a wide variety of skilled maintenance activities (e. g. carpentry, plumbing, welding, electrical, ventilating systems, air condition, and refrigeration (HVAC-R-R), alarms, etc.). The employee will be responsible for supporting the facilities director in coordinating and directing staff in a manner that will protect Quapaw Nation’s investments and support the Quapaw Nation’s operational objectives.
Employee will be responsible for maintenance duties of advanced to considerable difficulty in the performance of facility and equipment maintenance. This is a skilled position that requires proficiency in several trades to include the fields of electrical, heating, ventilation, carpentry, welding, plumbing, etc.
Essential Job Functions:
- Oversees outside contractors for the purpose of ensuring the completion of projects in a timely manner and according to specifications.
- Working under limited supervision using standardized practices and/or methods; leading, guiding, and/or coordinating others; and operating within a defined budget.
- Read and interpret blueprints, diagrams, schematics, and written reference material
- Identifies and corrects building and equipment problems by performing carpentry, electrical, plumbing, painting, and HVAC-R work to maintain buildings and equipment in safe condition, prevent degradation of tribal property and systems to prevent failures that would cause reduction in service.
- Repairs, modifies, constructs, fabricates, installs, and maintains building structures and equipment (e.g., roofs, floors, walls, ceilings, foundations, generators, HVAC-R equipment, compressors, etc.) to provide safe conditions for employees, using various hand and power tools (e.g., roto rooter, snakes, welders, oxygen/acetylene torches, volt/ohm meters, ladders, etc.).
- Repairs, replaces, or installs plumbing systems and components (e.g., water, sewer and drain lines, valves, faucets, etc.) in tribal buildings and structures by using appropriate materials and tools (e.g., various types of piping, fittings, valves, tanks, pipe wrenches, cutters, adhesives, etc.).
- Working knowledge of electrical principles and theories. Analyzes electrical circuits, wiring diagrams and drawings, and installs, repairs, calibrates, services or replaces electrical devices, systems, and power generation devices to prevent overload using an amp probe, recording meter and various hand, power and specialty tools.
- Welds various types of metal to repair or fabricate equipment and/or structural needs, using appropriate tools (e.g., cutting torch, arc and gas welder, high-speed disk, grinders, files, etc.).
- Documents work and purchase orders, travel claims, bids and materials lists to account for materials purchased and time spent in completing work assigned.
- Removes, relocates, repairs, installs, and tests electrical equipment (e.g., switches, conduit wiring, receptacle lights, circuits, etc.) to maintain electrical power in tribal buildings and structures, detect shorts and defective connections, and restore operation of non-functioning equipment using various hand, power and specialty tools, computers, blueprints, and materials.
- Recommends building modifications to improve or alter existing facilities by inspecting and evaluating conditions, recommending appropriate changes and providing the supervisor with a report of alternatives to meet applicable standards and building codes.
- Plans and schedules corrective action and preventive maintenance to repair or modify defects and maintains operating condition of facilities and equipment using a computer and appropriate forms.
- All other duties as assigned.
Non-essential Job Functions:
- Assist with preparation of monthly and annual reports, record maintenance and repair work performed and the cost of the work.
- Clean work area and equipment.
- May attend professional meetings, pertinent workshops and serve on organization-wide and professional committees.
Job Specifications:
Knowledge, Skills, and Abilities
- Must have a valid driver’s license and be able to meet the minimum insurance requirements of the Quapaw Nation’s Motor Vehicle Policy.
- Advanced knowledge/skill in a variety of crafts or trades as they relate to the repair of any and all of the above-mentioned equipment, but not a predominant knowledge of any one trade or craft.
- Knowledge of user requirements and the locations and functions of all machines, tools and equipment in the system(s) and the maintenance and repair procedures and specifications.
- Knowledge of relevant equipment, policies, procedures, and strategies to promote safe operations for the protection of people, property, and the institution.
- Possess tact and courtesy, as well as sound judgment.
- Have a strong ability to work in a team environment.
- Display attention to detail.
QualificationsExperience / Education
Preferably five to seven years (but not less than four years) of related experience or work in maintenance, performing maintenance duties and working with tools and equipment as described above, or any equivalent combination of experience and training which provides the required knowledge, skills, and abilities. High school diploma or equivalent is required; specialized training in a related/applicable field is required.
Physical Abilities
The incumbent must be able to sit or stand for prolonged periods of time, as well as regularly reach above the shoulders, bend, squat; must be able to push, pull, and lift up to and including 80 pounds without experiencing physical discomfort or pain. Possess manual/finger dexterity – be able to quickly move hand, arm, or two hands and to make precisely coordinated movements of the fingers of one or both hands to grasp, manipulate, or assemble objects. Possess multilimbed coordination while sitting, standing, or lying down. It does not involve performing the activities while the whole body is in motion. Excellent eyesight – with or without vision correction – is mandatory. Must be able to travel occasionally.
Working Conditions:
The work may be performed inside and/or outside of office or shop buildings, in conditions involving excessive heat, cold, or noise level. The respective PPE is provided.
