Overall Responsibility:TheMaintenanceTechnician IIIis attentive to MAC Property Managements goalsrelativeto resident satisfaction and resident retention. They execute maintenance requests by diagnosing problems and making repairsin order tomaintainthe physical condition of the community according to MACoperatingand safety standards while assuring service requests and repairs are madein a timely mannerTheMaintenanceTechnician IIIis assigned a specific portfolioor property, in which theyare responsible forthe maintenance and repair for the units, common spaces and building exteriors, along with any other area that is related to the portfolio’s overall maintenance. They supervise a team of Service Technician II and Service Technician I’s per the assigned portfolioor property Theymaybe responsible forschedules, review and approve time off requests asappropriate, discipline andcoachtheir team, asappropriateEssential Functions:

  • Maintain adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
  • Preparescheduleand perform routine preventive maintenance on all make ready apartments.
  • Ensure staffrespondsintimelymanner to all On-Call emergency requestson weekendsand after hours.
  • Diagnose and perform minor and routine maintenance/repair involvingapartment turnover.
  • Knowledge of and daily maintenance of electrical and plumbing layout of ahigh risebuilding, along withHVAC Domestic water systems (proper certification may berequired)
  • Repairing or training employees on appliances(installation and minor repairs),tilecarpetwood flooring,andgas fixtures and appliances (when applicable)
  • Door locks and repining and locks
  • Security systems, fire protection equipment, entry systems, emergency power systems
  • Walls drywall and plaster repair,finishcarpentryand hardware installation
  • Waste management repairs (chutes, compactors)
  • Complete assigned service requests and repairs consistent with companyoperatingand equipment/supply standards andin a timely manner
  • Assistwith organizing and prioritizing service requests and general maintenance tasks.
  • Ensure vacant apartment homes arerent-readyin a timely manner. Perform make ready work asrequired
  • Maintain company Resident Services standards. Respond to resident requests and follow through to ensure work is completed toresident’ssatisfaction.
  • Inspect vacated apartments and complete make-ready checklistsRoutinely perform duties to restore apartments to market ready status.Re-inspect vacant apartments after make-ready operations to determine quality of work performed.
  • Maintainaccuraterecordsregardingservice requests received and completed apartment make-readystatuswork in progress, etc.
  • Constantly be aware of the condition of physical property throughout the community andimmediatelyreport unsafe conditions (i.e.broken gates leading to pools, broken steps, open holes, broken/burned outexterior lights).
  • Apply all applicable MAC Property Management policies and proceduressuch as, butnot limited to companyoperatingand safety standards. Promote safe work practices among on-site staff.
  • Ensure compliance with all federal,stateand local laws, specifically Fair Housing regulations.
  • Performs other related duties as assigned.

Qualifications:

  • Valid driver’s license and vehiclerequiredfor this position.
  • High school diploma or equivalent (GED) preferred.
  • At leastoneyearof experience in property management maintenance performing the duties associated with aMaintenanceTechnician III
  • Ability to read and write English asdemonstratedby clear and concise written and verbal communications, the ability to read maintenance tickets and the ability to read and understand labels on containers of cleaning and chemical supplies
  • Ability to perform basic arithmetic skills such as measurement, addition, subtraction,multiplicationand divisionin order todo basic calculationsand analysis such as estimating,determiningaverages and percentages, and totals.
  • Ability to occasionallyoperategeneral office equipment such as, but not limited to, personal computer, telephone, photocopying machine, facsimilemachineand postage machine.
  • Ability tofrequentlyuse general maintenance tools,suppliesand equipment such as, but not limited to, hand tools, pressure washers, blowers, paint equipment, pool chemicals,snow andice removal equipment, ladders, landscaping equipment, sandblasters, and safety equipment.
  • Ability tofrequentlyhandle and use chemicals and general cleaning supplies.
  • Ability tofrequentlystand, walk,stoop, kneel, crouch or crawl, and climb (stairs, ladders, etc.)
  • Provide own basic tool and knowledgeable and skilled in the safe use and maintenance of the following tools;
  • Hand tools:Various wrenches, screw drivers, grips,sledgehammer, hammer, snips, post hole diggers, saws, etc.
  • Power tools:wrenches, grinder, sander, drill, saws, etc.
  • User-Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders
  • Mechanical equipment:Motors, pumps, compressors, blowers, electric andhand poweredaugers, etc.

Measures of Success:

  • Service Requests complete within24 hourperiod, on call
  • Property inspections based on MAC Property management standards
  • All apartments turned within 5 days if applicable
