Job Description


Performs general labor and semi-skilled building maintenance projects and services. Assists skilled and licensed maintenance technician in the performance of skilled maintenance work in the various construction and mechanical systems trades, and performs skilled assignments on an intermittent basis.

Essential Duties & Responsibilities:
Maintenance Technician II are qualified to perform the following duties, although may concentrate on specific assignments or skill areas based on need:

  • Participates with and assists in trade areas of carpentry, plumbing, painting, glazing, electrical, painting, and other crafts.
  • Participates in painting and varnishing of walls, doors, rooms, buildings, parking lots, and other surfaces. Prepares and finishes surfaces by scraping, using commercial paint removers, fills cracks and holes or sizing plaster walls.
  • Applies paint, varnish, and other protective and decorative finishes to equipment, furniture, and fixtures.
  • Constructs, fabricates, assembles, installs, repairs or replaces doors, walls, signs, desks, counters, shelves, shelf units, benches, bleachers, forms, frames, window frames, fences and stairways. Assists in the construction and remodel of temporary and permanent buildings and structures.
  • Assembles, adjusts, and repairs furniture. Moves furniture and stage platforms including those used for special events and activities. May assist in setting up public address systems for events.
  • Performs repairs to carpets and other flooring surfaces. Lays, stretches, and stitches carpets. Installs and repairs tiled surfaces.
  • Repairs and performs maintenance on projects such as sidewalks and pathways, athletic field and classroom equipment and structures.
  • Inspects and repairs roof leaks and potential roof leaks. Performs preventive maintenance of roofs. Documents work performed and overall roof conditions.
  • Assists with and may independently glaze and fit windows.
  • Assists in the installation and maintenance of roofs, baseboards, furniture, cabinets, shelving, bookcases, and bulletin boards.
  • Accesses and retrieves work orders using the automated work order system. Enters time and materials information associated with the work performed on orders.
  • Performs routine servicing on air-conditioning and heating systems. Changes filters and belts. Greases and oils bearings, motors, and compressors.
  • Participates in setting up and breaking down venues for district activities.
  • Ensures that secondary containers for cleaning and other products are properly labeled. Ensures that Safety Data Sheets (SDS) for assigned area(s) are up to date.
  • May be required to weld or braze rails, fences, and other structures and fixtures.
  • Performs other duties as assigned to accomplish the objectives of the position.


Qualifications:

Required:

  • Knowledge and Skills:
    • The position requires a basic knowledge of building, grounds or equipment maintenance, sufficient to perform routine maintenance and repair tasks. Requires knowledge of the use, maintenance and minor repair of the various tools and equipment used in building maintenance, remodel, and repair work. Requires basic knowledge of preventative maintenance techniques. Requires basic knowledge of the materials and methods sufficient to assistant others in one or more of the following areas: rough and finish carpentry techniques, commercial painting, window glazing and framing, heating and air conditioning, electrical, and plumbing. Requires basic knowledge of building and construction codes and standards. Requires working knowledge of safety rules and regulations. Requires sufficient arithmetic skills to compute distances and measures. Requires sufficient writing skills to document work orders. Requires sufficient human relations skill to work as a cooperative member of a team and to serve internal customers.
  • Abilities:
    • Requires the ability to perform the essential functions of the position. Must be able to work as a member of a crew and maintain harmonious work relationships. Must be able to perform at the semi-skilled level to complete routine maintenance tasks. Requires the ability to learn welding techniques to repair non-load bearing connections. Requires the ability to read, understand and interpret work schedules and drawings. Requires the ability to understand written and oral instructions. Must be able to make straightforward arithmetic calculations for distance, angle, and quantity. Requires the ability to work variable schedules to facilitate efficient project completion and special events. Requires the ability to observe safe work practices and handle hazardous materials according to accepted procedures. Requires the ability to maintain productive and cooperative working relationships with others.


Highly Desired Qualifications:

  • Five (5) years of recent, consistent experience as an HVAC Technician (Subject to verification).
  • A minimum of two (2) references verifying experience.
  • One (1) to two (2) years of Knowledge and experience working in a school environment.
  • Possesses the ability to assess, estimate, repair, replace, and service air conditioning equipment and perform preventative maintenance.
  • Possess EPA Certification


Education and Experience:

  • High School diploma or GED.
  • Demonstrated skills in arithmetic, reading, and writing skills sufficient to understand safety instructions, read and document work orders, read plans and drawings, make measurements,
  • 2 years of experience in the general maintenance and remodel of buildings, grounds, or equipment.

Highly Preferred

  • Five (5) years of recent, consistent experience as an HVAC Technician. Subject to verification.
  • Provide a minimum of two (2) references on the application that will verify your experience.
  • One (1) to two (2) years of knowledge and experience working in a school environment.
  • Ability to assess, estimate, repair, replace, and service air conditioning equipment and perform preventative maintenance.
  • EPA Certification.


Licenses and Certificates:

  • Requires a valid Driver's License.


Additional Requirement:

  • Must pass an approved pre-placement medical assessment.

Salary and Terms of Service:
Salary range (43) $26.55 - $31.38 per hour, eight (8) steps, eight (8) hours per day, five (5) days per week (M-F), 12 months per year. Holidays, sick leave and vacation benefits. Prepaid family dental, medical, and vision insurance, prepaid life insurance plan for employee only.
