Working independently under moderate supervision, performs planned and corrective maintenance on electrical, HVAC, mechanical, life safety, and plumbing systems. Operates industrial HVAC systems, including chillers, cooling towers, air handlers and pumps. Operates life safety systems, including fire alarm and suppression systems. Incumbents are not permitted to deviate from standard practices and procedures, but may be permitted to set priorities, subject to supervisory approval.
Essential Functions
The essential functions listed represent the major duties of this role, additional duties may be assigned.
Perform preventive maintenance on building engineering systems.
Diagnose and perform corrective maintenance on building engineering systems.
Build, modify, and repair furniture per provided drawings. Conduct large room setups for conferences.
Operate and repair HVAC, mechanical, life safety, electrical and plumbing systems.
Monitor vendor’s performance of major equipment systems maintenance
Perform light carpentry and electrical work such as painting, drywall repairs and ballast changes.
Monitor and operate critical facilities equipment using Automated Building Management System and inform management of any abnormalities discovered.
Qualifications
Required Work Experience
3+ years related work experience with building systems (HVAC, electro-mechanical, etc.) maintenance and repair
Knowledge of chiller plant operations.
Knowledge of basic maintenance of HVAC systems.
Knowledge of basic electrical operations and maintenance.
Experience reading blueprints and Mechanical, Electrical and plumbing plans.
Experience with pump, bearing, and fan motor replacements. Experience Identifying and replacing faulty plumbing components.
Experience working on a computer in a Windows environment.
Must meet the requirements to be classified as a Regular Driver in accordance with Vehicle Use Policy Number 4.16.
Shift work required – Must be able to work day, night, and weekend shift rotations, including overtime and holidays.
