Job Description

GENERAL DESCRIPTION OF RESPONSIBILITIES

The Work Order/Maintenance Technician II is responsible for performing highly diversified duties to install, troubleshoot, repair and maintain facility equipment according to safety, predictive and productive maintenance systems and processes to support and achieve OceanView’s business goals and objectives. The maintenance technician II will perform work of routine difficulty under limited supervision by complying with OSHA safety and health rules. This position requires moderate carpentry skills, strong mechanical skills, and plumbing, electrical and heating knowledge. This full-time position is scheduled to work Monday through Friday from 7:00 a.m. to 3:30 p.m. The ability to be on call and work overtime, including in response to emergency situations such as snow removal, is required.

Duties include and are not limited to:

  • Performing routine maintenance on building interior and exterior
  • Performing manual labor of more than ordinary difficulty in snow removal processes
  • Contacting and scheduling vendors and contractors for necessary building repairs and emergencies that are outside the scope of routine maintenance
  • Maintaining a schedule of when maintenance has been performed and when the next service is due
  • Working in a safe manner and recognizes unsafe situations; takes appropriate action to ensure safety of self and others
  • Handling daily work orders efficiently and in a timely manner
  • Plumbing: includes the repair, replacement or installation of faucets, pipes, hot water tanks, toilets, garbage disposers, dishwashers
  • Electrical: includes the repair, replacement or installation light fixtures, ballasts, ceiling lights, ceiling fans, smoke detectors, circuit breakers and zone values
  • Drywall repair: includes filling holes caused by nails or minor dings and installing new sheet rock, when necessary
  • Heating systems: Trouble shooting and replacing heat zone valves and thermostats
  • Performing highly diversified duties to install, maintain and troubleshoot machines, appliances and equipment
  • Providing emergency/unscheduled repairs of equipment and performs scheduled maintenance repairs of equipment
  • Reading and interpreting equipment manuals and work orders to perform required maintenance and service
  • Diagnosing problems, replacing or repairing parts, testing and making adjustments
  • Performing regular preventive maintenance on machines and equipment
  • Using a variety of hand and power tools, electric meters and material handling equipment in performing duties
  • Detecting faulty operations, defective material and reports those and any unusual situations to proper supervision
  • Complying with safety regulations and maintaining clean and orderly work areas
  • Providing exceptional customer service to all residents
  • Complying with work schedule and following break policies
  • Working overtime when required
  • Consistently maintaining a level of professionalism as it relates to appropriate dress code, smoking policies, company cell phone use
  • Refraining from negativity and gossip and voicing complaints appropriately to supervisor
  • Consistently producing high quality and quantity of work
  • Seeks out additional responsibilities
  • Works and communicates effectively with residents and staff
  • Additional duties as assigned

While performing the duties of this job, the Maintenance Technician II is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The noise level in the work environment and job sites can be loud. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day.

Requirements

EXPERIENCE

Minimum of three years of experience performing similar functions is required. Demonstrated strong mechanical skills are required.

EDUCATION

High school diploma or GED is required.

Must possess excellent organizational and time management skills in order to handle multiple and sometimes conflicting tasks. Must be able to work with minimal supervision regarding time management and have the ability to consistently make sound, ethical decisions in emergency situations. Demonstrated ability to make accurate assessments while establishing and maintaining effective working relationships within the organization.
