Hourly Rate : $34.08- $45.44

Here are a few of the daily responsibilities of a MAINTENANCE TECH II:
- Working as a team with the entire Plant department, the Maintenance Tech II performs general maintenance duties, preventive maintenance, service calls, and emergency maintenance as needed and assigned.
- Performs building and equipment repairs, with moderate plumbing and electrical, and some carpentry.
- Completes apartment turnovers, including minor repairs, touchup painting, and restoring apartment to original condition.
- Performs apartment inspections & PM’s
- Performs regular pool maintenance, chemical readings, and minor cleaning.
- Continues to perform minor repairs, painting, and similar duties that may be assigned to a Maintenance Tech I but is faster and more proficient compared to Tech I levels and requires only moderate oversight and direction.
- Instructs residents on how to use their thermostats. Will assist with HVAC systems including pumps, heaters, general plumbing and cooling towers.
Provides excellent customer service to residents as demonstrated by doing the following:
- Preview work order and arrive at unit prepared with all tools/parts needed.
- Greet the resident by name, introduce yourself, and tell him/her what you will be working on.
- Wear protective ‘booties’ over shoes when entering residents’ unit, if requested.
- If resident is not home, leave a note.
- Thoroughly clean up after yourself when finished with the job
- Maintain personal cleanliness.
- When a resident asks you to do something not on the work order, if it will take less than 15 minutes, do it! If it will take over 15 minutes or doing it will make you late for an appointment, ask if you can use their phone to call in the work order on their behalf.
Here are a few of the qualifications we need you to have:
- High school graduate. Technical schooling and/or training preferred
- Minimum three to five years previous work experience with electrical, plumbing, painting, and other general maintenance duties in a complex commercial, industrial or healthcare setting.
- Ability to read and understand basic blueprints and schematics.
- Basic understanding of HVAC thermostats.
- Ability to understand and follow instructions in English, communicates effectively, and performs simple arithmetic.
- Must have a passion for excellent customer service.
