Job Overview

As a Maintenance Technician, you will play a vital role in ensuring the proper functioning, safety, and appearance of the community's facilities. Responsibilities include performing routine maintenance tasks, addressing repair needs, and contributing to the overall maintenance and upkeep of the property.

Primary Responsibilities

  • Routinely inspects community and advises supervisors of any issues or makes corrections.
  • Utilizes and maintains equipment in a proper, safe and effective manner.
  • Maintains working relationships with community staff and residents.
  • Painting or touching up of all common areas as needed.
  • Properly performs labor, such as lifting/moving heavy items as directed by supervisors.
  • Makes general carpentry, electrical, plumbing, mechanical, and other minor community/building repairs, if a permit is not required to complete the job.
  • Maintains records and other maintenance reports as directed by supervisors.
  • Reports needed for major repairs to Community Association Manager Maintenance Supervisor and/or Clubhouse Manager.
  • Check all lighting.
  • Pressure washes patios, sidewalks, entrances, and A/C and heat pump pads as necessary to maintain neat appearance.
  • Trash Tuesday and Friday
  • Inspect all garbage sheds for trash.
  • Inspect property grounds for debris. Blow off if necessary.
  • Ensures all safety precautions and procedures are followed while performing duties in compliance with OSHA guidelines and requirements.
  • Maintains inventory of janitorial/maintenance related supplies.
  • May be assigned other duties by Community Association Manager and/or Clubhouse Manager.

Qualifications

  • Previous experience in building maintenance or a related field.
  • Ability to use common hands and power tools.
  • Strong problem-solving and troubleshooting skills.
  • Excellent communication and customer service skills.
  • Physical ability to lift and move heavy objects and perform various maintenance tasks.

  • Ability to lift 50lbs. following appropriate safety procedures: Work in an upright standing position for extended periods of time. Crawl in small and tight spaces. Ability to work in different environmental working conditions (e.g., heat, cold, wind, rain). Walk and climb stairs. Reach with hands and arms. Communicate, receive and exchange ideas and information by means of spoken and written. The ability to navigate property/buildings quickly and easily is required to meet the job functions. Repeat various motions with wrists, hands and fingers. Ability to detect auditory and/or visual emergency alarms. Ability to work extended/flexible hours and weekends based on project requirements. Driving when necessary (may be required to possess a valid Florida Driver's License.) Ability to climb ladders and work at heights above ground level (maximum 12-16 ft).

Working Conditions

Work will be divided between indoor and outdoor work. The proportion of indoor to outdoor work will fluctuate. May be exposed to weather conditions such as heat, cold or rain while working outdoors.
