
The Maintenance Tech is responsible for the day-to-day operations of the building and maintains the physical asset of the property in a clean and sanitary condition under the direction of the Property Manager. The Maintenance Tech may perform a wide range of basic repair tasks around the facility which may include identifying and fixing safety hazards, monitoring the HVAC systems for continued operation, and performing plumbing, electrical, and other minor repairs.
DUTIES AND RESPONSIBILITIES:
· Assure safety standards are used which comply with all company, local, City, State and Federal guidelines including EPA, OSHA, and Cal-Osha standards.
· Ensure the safe and proper use of all equipment and cleaning supplies.
· Perform, maintenance and repair including painting, drywall repair, changing lighting fixtures, and flooring.
· Provide requested venue set up, break-down and clean-up for all scheduled activities or special events.
· Maintain the general cleanliness and stocking of restrooms and facilities, as needed, throughout the day.
· Complete maintenance service requests in a reasonable period of time.
· Complete Preventative Maintenance Program tasks.
· Meet regularly with the Property Manager to set priorities and make recommendations for repairs, remodeling or replacement of facilities and equipment.
· Monitor all work performed by outside contractors.
· Monitor electrical, security, communication, and ventilation systems of the building, and immediately report issues to the Property Manager.
· Maintain grounds including picking up trash, sweeping sidewalks, curbs and refuse areas, and maintaining landscaped beds and other areas.
· Alert Property Manager to any unusual occurrences, events, incidents and/or damage that occur.
· Participate in the Building Emergency Response Team.
· Keep a safe, clean, well-organized maintenance shop and ancillary areas..
· Complete special projects as directed by the Property Manager.
· Other duties as required

EDUCATION AND EXPERIENCE:
· CA Driver’s License (Required)
· High school diploma or equivalent (Required)
· Strong experience using electronic tablets or other mobile devices to report work (Required)
· Experience using UpKeep (or similar) preventive maintenance software (Required)
SKILLS AND ABILITIES:
· Demonstrate experience performing minor plumbing and electrical repairs.
· Strong understanding of HVAC, plumbing, and electrical systems.
· Proficiency in using hand tools, power tools, and diagnostic equipment.
· Ability to diagnose problems and implement fixes to prevent downtime.
· Ability to work independently and with a minimum of supervision required
· Ability to maintain confidentiality is essential
· Ability to create and maintain good rapport with other staff members, personnel and the public desired
· Ability to communicate information clearly and concisely required
PHYSICAL REQUIREMENTS:
· Ability to lift up to 50 lbs.
