This position is located in Tallahassee, FL.

and Responsibilities:

This position is responsible for maintenance assistance and support to building personnel. Specific duties include routine minor mechanical maintenance of equipment in this building.

Specific Duties:

Routine minor mechanical maintenance of equipment in the building.

Maintenance Support Duties:

Assist the maintenance mechanical staff and skilled tradesmen assigned to building and perform minor repairs as directed.

Carrying ladders and other equipment, doing touch-up painting, minor carpentry.

Changing light bulbs and ballasts, switches, receptacles, etc. Ability to use wiggies & meter.

Maintenance on the floor, carpet machines, and groundskeeping equipment.

Performs maintenance on air conditioning systems, change filters, and write the installation date of the filters, pump repair, etc.

Assist with the maintenance of hardware, doors, windows, restroom fixtures, and minor carpet repairs.

Plumbing duties, include but not limited to unclogging of drains, repair of flush valves, repair of commodes, sinks, urinals, drinking fountains.

Fix receptacles; pull new circuits for electrical, run EMT & PVC conduit, change out breakers.

Work on doors, door closers, door hinges, door locks, and windows.

Unstop and repair dispensers.

Complete all necessary paperwork associated with duties.

Assist the Facilities Manager in monitoring or adjusting the Energy Management, Fire Protection, and Security Systems.

Assist Maintenance Mechanic, outside contractors, and others as needed.

Other Miscellaneous Duties:

Performs light cleaning in the building, including but not limited to cleaning water fountains, cleaning doors, walls, switch plates, and kick-plates.

Cleaning & restocking restrooms.

Ability to understand and take directions from supervisor, recognize problems or potential problems, and communicate those findings to the supervisor.

Performs groundskeeping duties as needed.

Keep entrance steps, entrance mats, and porches clean and polices around the exterior of the building.

Ability to read and understand blueprints.

Public Relations Duties:

The incumbent maintains good public relations with peers, supervisors, and tenants in the building.

Establishes and maintains good working relationships with others.

Maintains a good rapport with tenants, co-workers, and supervisors in buildings; keeps them informed of any unusual situation and is available to answer questions and requests.

Excellent public relations skills are required since this position is in continuous contact with both tenants and the public.

It is required that a courteous and respectful behavior be displayed at all times.

A professional image is needed, as this position represents the department to both the public and tenants.

Safety:

Perform all work in a safe manner.

Reports all safety problems to the Facilities Manager.

Adheres to safety awareness policies in the workplace, views safety videos when presented, and attends required safety meetings. Practices lessons learned on a daily basis to avoid accidents.

Knowledge, Skills, and Abilities, including utilization of equipment required for the position:

Knowledge of safety procedures required in maintenance and repair work.

Skill in using tools and equipment in maintenance and repair work.

Ability to perform a variety of skilled trades functions.

Ability to read blueprints.

Ability to install, maintain and repair electric motors, generators and other mechanical equipment

Ability to take accurate measurements.

Ability to follow instructions

Ability to model behaviors of Accountability, Communication, Empowerment, Flexibility, Integrity, Respect, Teamwork

Minimum Qualifications:

One year of experience in the maintenance and repair of buildings, plumbing or electrical or mechanical equipment; or vocational/technical training in mechanical repair or one of the building trades can substitute at the rate of 720 classroom hours.

A Valid and applicable driver’s license

This position requires prolonged periods of time walking, standing, bending, lifting, and the use of all types of ladders and occasional use of personnel lift.

Other job-related requirements for this position:
