Maintenance Supervisor – AMLI Brookhaven

Are you ready to take the next step in your maintenance leadership career? Join AMLI Residential as the Maintenance Supervisor at AMLI Brookhaven, our brand-new apartment community In North Brookhaven near the Central Perimeter area.

This is an exciting opportunity to play a key leadership role at a new community, helping establish the service team, maintenance operations, and standards from the ground up. In partnership with the Community Manager, you will oversee all aspects of maintenance operations while ensuring our apartments, amenities, and community consistently meet AMLI's high standards. As Maintenance Supervisor, you'll combine hands-on technical expertise with strong team leadership, overseeing service, make-ready operations, preventative maintenance, grounds, vendors, budgets, and resident service.

What You'll Do

• Lead and develop the maintenance team, including service and grounds personnel, while coordinating work performed by outside vendors.
• Provide hands-on leadership in the diagnosis, repair, and replacement of HVAC, electrical, plumbing, pool, carpentry, drywall, structural, and appliance systems.
• Establish and maintain strong maintenance operations for this new apartment community, supporting unit readiness and overall property performance.
• Ensure AMLI's comprehensive annual maintenance program and preventative maintenance schedules are completed accurately and on time.
• Oversee apartment turns and make-readies, ensuring vacant homes are completed on schedule and meet AMLI's quality standards.
• Monitor service requests and resident concerns to ensure timely resolution and an exceptional customer experience.
• Manage inventory, purchasing, and delivery of maintenance supplies and equipment. Review invoices and evaluate products and services used throughout the community.
• Review maintenance reports, operational dashboards, construction updates, and apartment turn schedules to identify priorities and maintain efficiency.
• Assist with vendor selection, contract negotiations, and bid solicitation for maintenance and capital improvement projects.
• Partner with the Community Manager on annual budgeting and expense management, including utilities, repairs and maintenance, and capital expenditures.
• Recruit, train, coach, and develop maintenance team members. Manage schedules, conduct performance evaluations, and help build a high-performing team.
• Maintain compliance with OSHA, company safety standards, policies, and preventative maintenance procedures.
• Conduct regular property inspections, including weekly 17-minute inspections, to proactively address maintenance needs and maintain exceptional curb appeal.
• Promptly report unusual property conditions, liability concerns, safety incidents, and resident-related issues.
• Maintain professional standards and ensure team members comply with AMLI uniform and appearance expectations.
• Travel periodically for training, leadership conferences, and company meetings.

What We're Looking For

• EPA Refrigerant Certification (Type I & II or Universal) required.
• Minimum of five years of maintenance leadership or supervisory experience
• Experience on 500+ units OR managing in a multisite capacity.
• Strong working knowledge of HVAC, electrical, plumbing, appliance repair, preventative maintenance, and apartment make-ready operations.
• Experience managing budgets, vendors, inventory, and maintenance expenses.
• Strong leadership skills with the ability to coach, develop, and motivate a maintenance team.
• Excellent customer service, communication, organization, and problem-solving skills.

Physical Requirements

While performing the duties of this position, the employee is regularly required to use their hands and arms and frequently walk, climb, balance, stoop, kneel, squat, crawl, talk, and hear. The employee must regularly lift 25 pounds or more and frequently move more than 100 pounds. Specific vision abilities include close, distance, color, and peripheral vision, depth perception, and the ability to adjust focus.
