Maintenance Supervisor

AMLI Ponce Park | Atlanta, GA

AMLI Residential is hiring a Maintenance Supervisor at AMLI Ponce Park, our luxury 305-unit mid-rise apartment community in Atlanta. In this leadership role, you'll oversee all aspects of property maintenance, lead a skilled maintenance team, and ensure our residents enjoy an exceptional living experience through outstanding service, preventative maintenance, and operational excellence.

What You'll Do

• Supervise and coordinate daily maintenance operations and vendor work in partnership with the Community Manager
• Lead and support the maintenance team with troubleshooting and repairs, including HVAC, plumbing, electrical, appliances, carpentry, drywall, and general building systems
• Ensure the successful execution of preventative maintenance programs, including inspections, life-safety systems, lighting, HVAC filters, and common area upkeep
• Oversee service requests and apartment turns, ensuring quality work and timely completion
• Maintain the overall appearance, cleanliness, and curb appeal of the community
• Manage inventory, supplies, equipment, and vendor invoices
• Assist with budgeting, cost controls, and capital improvement projects
• Recruit, train, coach, and develop maintenance team members while fostering a positive team environment
• Ensure compliance with OSHA regulations, safety protocols, and AMLI policies
• Conduct regular inspections and property walks to identify maintenance needs and proactively address issues
• Participate in the on-call rotation and respond to after-hours maintenance emergencies as needed

What We're Looking For

• 3 to 5 years of multifamily apartment maintenance experience
• Previous experience leading or supervising a maintenance team preferred
• EPA Certification (Type I & II or Universal) required
• Strong technical knowledge of HVAC, plumbing, electrical, appliance repair, and general maintenance
• Excellent leadership, communication, organization, and problem-solving skills
• Ability to work weekends and participate in an on-call rotation
• Commitment to delivering exceptional customer service and maintaining a high-quality resident experience
