Job Description

Essential Functions:

  • Supervise, train, and schedule maintenance staff to ensure effective performance and adherence to facility standards.
  • Inspect and maintain building systems, including HVAC, plumbing, electrical, and mechanical equipment.
  • Coordinate preventive maintenance programs and respond promptly to repair requests.
  • Ensure compliance with safety regulations, fire codes, and state/local building codes.
  • Maintain accurate maintenance records, work orders, and inspection logs.
  • Oversee facility cleanliness, grounds maintenance, and pest control services.
  • Collaborate with management and other departments to plan and implement facility improvements or repairs.
  • Monitor inventory and order maintenance supplies and equipment as needed.
  • Respond to emergencies, such as power outages, water leaks, or equipment failures.

Responsibilities:

  • Assign and supervise daily tasks for maintenance personnel.
  • Conduct regular inspections of facility systems, equipment, and grounds.
  • Perform or coordinate repairs and preventative maintenance on facility infrastructure.
  • Ensure all safety systems (alarms, sprinklers, emergency lighting) are operational.
  • Maintain maintenance logs, reports, and documentation for compliance purposes.
  • Manage vendor relationships for contracted maintenance services.
  • Support management in planning and budgeting for facility maintenance projects.
  • Promote a safe work environment by enforcing safety procedures and training staff on proper practices.

Position of Qualifications:

  • Knowledge of building systems, including HVAC, plumbing, electrical, and mechanical systems.
  • Familiarity with safety codes, fire regulations, and compliance standards.
  • Strong organizational, problem-solving, and decision-making skills.
  • Ability to read blueprints, technical manuals, and maintenance schematics.
  • Physical ability to perform maintenance tasks and oversee staff in active work environments.

  • Technical Skills: Proficient in repair, maintenance, and troubleshooting of building systems.

  • Attention to Detail: Ensures facility systems are properly maintained and compliant with regulations.

Education and Experience:

  • High school diploma or equivalent; technical certification or associate degree in facilities management, HVAC, electrical, or related field preferred.
  • Valid driver's license required.
  • Minimum 3–5 years of experience in facility maintenance, preferably in senior living or healthcare settings.
