
The person filling this position
owns responsibility for the “physical plant”.
He/She closely monitors, identifies
and communicates problems in all areas of general maintenance of the
building(s), including:
HVAC, electrical
work, plumbing, mechanical, flooring, patching, irrigation, painting, lighting,
carpentry, other minor building repairs and cleanliness.
Makes recommendations, performs maintenance
and repairs, and implements preventive maintenance as established by community
procedures and guidelines.

Maintains a safe,
secure and clean environment inside and outside the buildings.
·
Supervises trains
and directs maintenance and janitorial staff.
·
Sets goals,
measures performances, coaches and disciplines maintenance and janitorial staff.
·
Monitors
performance on daily, weekly and monthly, quarterly and annual preventive maintenance
and cleaning checklists.
·
Monitors the
performance of service contractors and building repair and maintenance
contractors.
·
Manages inventory
of cleaning and maintenance supplies.
·
Maintains
availability and is on-call for emergencies.
·
Oversees or
participates in construction, installation and preventive maintenance of
equipment.
·
Observes/corrects
maintenance or repair on equipment.
·
Completes
maintenance work orders.
·
Performs minor maintenance
and repair in areas of electrical work, plumbing, mechanical, flooring,
patching, irrigation, painting, lighting, carpentry, other minor building
repairs and cleanliness as long as a permit is not required to conduct the job.
