The Maintenance Specialist IV performs senior-level campus maintenance, construction, restoration, renovation and building repair. The incumbent performs installation, restoration, and repair functions for facilities, equipment, and building systems throughout the campus, including but not limited to preventive maintenance, carpentry, plumbing, electrical, HVAC, masonry, painting, and vehicle maintenance.

The incumbent performs intricate interior and exterior building repairs as required and may serve as a lead worker, providing direction, guidance, and technical assistance to other maintenance personnel. The position requires the ability to independently assess maintenance and repair needs, determine appropriate methods and materials, and complete complex work with limited supervision.

The incumbent selects and applies appropriate materials, tools, equipment, and techniques for the installation, repair, and restoration of walls and partitions, flooring, ceilings, architectural features, doors, windows, hardware, and other building components.

This is a senior-level position requiring a high degree of responsibility, technical knowledge, training, experience, and demonstrated competence across multiple building trades. The incumbent is expected to exercise extensive initiative and independent judgment in planning, prioritizing, troubleshooting, and completing assigned work while ensuring that work is performed safely, efficiently, and in accordance with applicable codes, standards, and College requirements.

Reports to: Facilities Field Superintendent

The hiring salary for this position will be from the min to mid-point of the salary range advertised. This position is open until filled.

Examples of duties

50% Preventive Maintenance

• Works within established preventive maintenance programs to complete assigned preventive maintenance tasks, document work performed and productivity, identify equipment and facility deficiencies, and create repair tickets as necessary.
• Evaluates maintenance conditions discovered during preventive maintenance activities and recommends corrective actions to the Facilities Superintendent or designee. Ensures preventive maintenance activities are completed accurately, timely, and in accordance with established procedures, manufacturer recommendations, and College requirements.
• Performs a variety of carpentry/construction-related functions for building maintenance.
• Perform maintenance and repairs to HVAC equipment such as but not limited to; filter replacement, belt replacement, condenser cleaning, condensation leaks and assisting HVAC technician.
• Performs code acceptable plumbing installation and repairs to include piping, fixtures, flush valves, temperature control valves, shower valves, drains and other associated equipment.
• Constructs or repairs cabinets, furniture, and millwork such as wooden casework, laminate countertops, trim and other finished carpentry items to include the use of proper joint designs, adhesives and appropriate material.
• Performs basic electrical, electrical inspections and repairs such as, but not limited to; light switches, outlets, light bulbs, ballast replacement, outside lighting and exit lights.
• Repairs/replaces drywall, framing, painting, masonry, door/window repairs and/or replacements.
• Inspects, operates, maintains, and performs minor repairs and troubleshooting on maintenance equipment, tools, vehicles, and related equipment used in the operation and maintenance of campus facilities.
• Assists other departments and skill crafts areas as required to ensure continuance of overall facilities operations.

25% Exterior building & Site Maintenance

• Inspects, maintains, repairs, and restores exterior building components and campus site infrastructure.
• Performs roof repairs to a wide variety of roof types to include membrane patching, shingle replacement, caulking, flashings, gutter cleaning and repairs.
• Performs skilled maintenance and repair of exterior walls, masonry, sidewalks, curbs, drainage systems, roofing components, doors, windows, exterior structures, site furnishings, and other related facilities.
• Identifies deterioration, water intrusion, structural or safety concerns, and other deficiencies; determines appropriate repair methods.

15% Construction Project

• Basic skills to perform project management and documentation.
• Examine structures, evaluate work to be performed, select best methods of performing maintenance and repair work, and inspect finished projects to ensure work meets building regulations.
• Evaluates construction, renovation, mechanical, HVAC, plumbing, electrical, and other facility-related projects and provides technical advice and recommendations to the Facilities Superintendent
• Reviews project conditions, proposed solutions, materials, methods, equipment, and contractor work.
• Identifies potential deficiencies, maintenance concerns, and scope requirements and makes recommendations to Field Superintendent.
• Assists the Facilities Superintendent in evaluating project needs, priorities, costs, scheduling, and feasibility and provides field observations and progress updates throughout assigned projects.

5% Emergency response

• Responds to weather-related damage, emergency conditions, and other issues affecting the safety, security, appearance, and operation of campus facilities.

5% Safety Inspection

• Conducts routine and assigned safety inspections of commercial facilities, buildings, equipment, and related systems to identify hazardous conditions, code deficiencies, maintenance concerns, and potential safety risks.
• Oversee the inspection of fire extinguishers and other life safety equipment in accordance with applicable code requirements.

Qualifications

• High school diploma or equal to,
• Five years of onsite training working under journeyman tradesman or equal to.

Experience

• Five (5) years of general construction and building maintenance on commercial building.
• Four (4) years of general carpentry and millwork.
• Four (4) years of general plumbing.
• Four (4) years of general electrical knowledge, maintenance and electrical testing.
• Four (4) years of general HVAC knowledge and maintenance.
• Two (2) years of Project management onsite training.
• Computer skills in Word, XL, Outlook, Teams and Facilities work order system.
• The ability to research materials, equipment replacement, technical support.
• Ability to read blueprints/technical drawings and interpret specifications.
• Ability to read and interpret applicable codes regarding life safety.

Preferred Education and Experience:

• Vocational traits education is preferred.

Licenses, Certifications, or Additional Requirements:

• Vocational traits education licenses.

Supplemental information

• Knowledge of proper building construction, alteration, renovation, restoration, and repair procedures, including the maintenance of flooring, roofs, stairways, partitions, doors, windows, screens, furniture, casework, and other building components.
• Demonstrated skill and ability to repair and replace drywall; perform framing, masonry, finish carpentry, door and window repairs and replacements; and complete other general building repairs.
• Qualification or ability to obtain certification to inspect and test backflow prevention devices, as required.
• Ability to read and interpret blueprints, technical drawings, diagrams, specifications, plans, and manufacturer's documentation.
• Ability to read, understand, and apply applicable building, mechanical, electrical, fire, OSHA, and life-safety codes and regulations.
• Familiarity with basic computer-aided design (CAD) programs and the ability to interpret drawings and technical information produced through CAD and other computerized systems.
• Knowledge of safe operation, care, maintenance, and basic repair of tractors, vehicles, small engines, and other maintenance equipment.
• Knowledge of the construction, repair, maintenance, and operation of commercial buildings, equipment, mechanical systems, utility systems, and related infrastructure; knowledge of building materials, welding procedures and techniques, and applicable fire and safety regulations.
• Skill in building, mechanical, equipment, and electrical maintenance; selecting appropriate tools, materials, equipment, and repair methods; and troubleshooting complex maintenance situations to determine appropriate corrective actions.
• Ability to independently evaluate facility conditions, identify maintenance and repair needs, determine appropriate methods and materials, and complete assigned work with minimal supervision.
• Ability to organize and perform preventive maintenance programs; apply appropriate methods, techniques, and procedures in the maintenance, repair, renovation, and restoration of buildings and equipment; and document work performed.
• Ability to evaluate construction, renovation, mechanical, HVAC, plumbing, electrical, and other facility projects and provide technical observations and recommendations to the Facilities Superintendent or designee.
• Ability to conduct commercial facility safety inspections, identify hazardous conditions and deficiencies, recommend corrective actions, and document inspection findings.
• Ability to communicate effectively, establish and maintain effective working relationships, and provide technical guidance and direction to other maintenance personnel when serving as a lead worker.
• Ability to exercise extensive initiative, independent judgment, and sound decision-making when planning, prioritizing, troubleshooting, and completing maintenance and project-related work.
• Ability to safely work from ladders, lifts, platforms, and elevated work areas and perform physically demanding maintenance activities, including lifting and carrying materials and equipment weighing up to 70 pounds.
• Must possess and maintain a valid Maryland driver's license and maintain insurability under the College's vehicle liability insurance plan.

PHYSICAL DEMANDS

• The work is heavy work which requires exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects.
• The ability to use, fingers, hands, arms, legs, feet to perform day-to-day tasks.

WORK ENVIRONMENT

• Work is performed primarily in commercial and institutional buildings, mechanical rooms, equipment rooms, utility spaces, workshops, and exterior campus areas.
• The employee may be exposed to varying temperatures, humidity, dust, dirt, noise, vibration, fumes, odors, and other conditions associated with building construction, maintenance, repair, renovation, and mechanical equipment.
