The Maintenance Specialist (HVAC) performs skilled work involving the maintenance and repair of electrical, mechanical, and building systems. This position requires knowledge across multiple building trade skills, with a focus on heating, ventilation, air conditioning, and plumbing systems. Work may include independent task performance as well as supervision of semi-skilled, unskilled, or skilled employees. The role is evaluated by the Maintenance Supervisor and/or Facilities Management Director based on work order completion and equipment condition.

On-Call Duties: Requires participation in a team on-call rotation for evening and weekend emergency coverage, typically averaging one week per month.

Hours: The regular work hours are from 8:00 am to 5:00 pm, five days a week (Monday through Friday). Night and weekend work may be required in the event of maintenance needs.

Compensation: The starting salary will be dependent upon experience and qualifications.

Examples of duties

  • Installs and maintains varied heating, ventilation, and air conditioning systems.
  • Performs general and preventative maintenance on HVAC systems.
  • Ensure that all installations are done in accordance with set standards.
  • Make sure calibration of thermostats and other system controls are accurately set.
  • Performs checks on motors and belts.
  • Change filters and replace worn out parts.
  • Repairs motors and services to hot water boilers.
  • Maintains consistent chemical compositions in equipment.
  • Assists in ordering supplies or equipment needed for HVAC maintenance or installation as needed.
  • Ensures availability of all necessary items for HVAC related projects.
  • Responds to emergency situations on a timely basis.
  • Assists with inventory and maintenance of tools and equipment.
  • Assists in determining condition & lifecycle of HVAC systems.
  • Performs other related duties as assigned.

Qualifications

Education and Experience: High School Diploma or an acceptable equivalency diploma (GED), and four (4) years of experience in commercial/industrial HVAC maintenance; or equivalent combination of education and experience.

Licenses or Certifications: EPA Section 608 Certification is preferred. Must have a valid North Carolina Driver's License and maintain a safe driving history as defined by Alamance County Vehicle Use Policy.

Computer Skills: Having functional knowledge of computers is preferred.
