Salary Range $ 51,131 - $ 65,976 annually Compensation will be commensurate upon experience and qualifications.This position is Non-Exempt from the Fair Labor Standards Act (FLSA) overtime provisions.

ThepurposeofthispositionistoprovidegeneralmaintenanceandrepairservicesforGeneral FundBuildingsandcampusproperties.Additionalmaintenanceservicesmayalsobeprovided for non-general fund buildings and properties per request, time availability and / or financial considerations. Position will provide good customer service to students, faculty, staff and external customers. The workload is driven by requests through the work request / work order system, the predictive / preventive maintenance schedules and by projects. This position supports campus sustainable principles and practices. As essential personnel this position will be required to remove snow and ice when seasonal conditions require it and respond to other campus emergencies if needed / required.

Essential Functions

The duties and responsibilities of the position include, but are not limited to

RoutineandRequestedMaintenance

  • Providesroutineinteriorandexteriormaintenanceandrepairservicesfor General Fund Buildings and campus properties.

  • The workload is driven by requests through the work request / work order system,thepredictivepreventivemaintenanceschedulesandbyprojects.Work includes, but is not limited to, drywall installation / repair, painting, carpentry, tile repair / replacement, carpet repair / replacement, lock installation / repair, door repair / removal / installation, installing and maintaining building components such as office furniture, hanging cabinetry and boards, predictive / preventive maintenance, fabrication (metal and wood based) and assisting other departments and trade groups with other related tasks.

  • Conductsworkinasafe manner.

  • Maintainsandperformsminorrepairsondepartment equipment.

  • Drivesdepartmentvehiclesandusesappropriateequipmenttosupportthese activities.

  • Requirespartsmaterialstobeorderedfromasupplier.WorkswiththeMAD Department to procure parts / materials and notify the customer that parts / materials are on order.

  • Performroutinemaintenanceonequipmentanddeterminewhenandwhatkind of maintenance is needed.

CustomerServiceProjectSupport

  • Effectivelyworkswiththeinternalteam,thesupervisorandcampuscustomerto plan and schedule work requests.

  • Independentlymakesnecessarydecisionsandprovidesexpertisetoresolve issues and complete projects

  • Communicateswithcustomersusingtheworkordersystem,phone,emailand face to face methods.

  • Generatecostestimatesforcustomermaintenanceandspecialproject requests.

  • IndependentlycompleteFacilityConditionAssessmentsonayearly basis.Inspectbuildingsdailytolocateandidentifymaintenanceissuesthatpresenta danger to students and staff.

  • AssistcampuslocksmithwithanADAoperatorthatisnotfunctioning properly.

  • Inspectbuildingexteriordoorsforanystructuralsecurityissuesandreport findings to Maintenance Supervisor.

Essential Personnel

  • Provides services that relate directly to the health, safety, and welfare of the campus, ensure continuity of key operations, and maintains and protects campus properties.
  • Responds to emergencies on campus related to loss of power, fire, flooding, HVAC breakdowns or safety and security actions.
  • Participates in seasonal snow removal and ice mitigation using hand and motorized devices.
  • Drives trucks and other snow removal vehicles to meet service requirements as directed by the Supervisor.

Professional Development

  • Meet a minimum of 16 hours of trade specific training annually.
  • Attends meetings, training sessions and other developmental activities as requested or assigned.
  • Updates job knowledge by participating in educational opportunities, reading professional publications, maintaining personal networks and membership in related professional organizations.

Qualifications

  • Must have progressively responsible experience in a maintenance, construction, or structuraltradesfieldrelatedtothedutiesoftheposition(e.g.,generalmaintenance, carpentry, painting, building repairs). Appropriateeducationorsuccessfulcompletionofaformalizedapprenticeshipprogram may substitute for required experience on a year-for-year basis.
  • Mustpossessavaliddriver's license.
  • Must have demonstrated experience performing interior and exterior building maintenanceandrepairs,includingtaskssuchasdrywall,painting,carpentry,flooring, door and hardware repair, and installation of building components.
  • Experience using a work order or computerized maintenance management system (CMMS)todocumentwork,communicatewithcustomers,andtrackmaterials ishighly desired.
  • PreviousexperienceinanEssentialPersonnelroleispreferred.
  • Experienceworkinginahighereducation,government,healthcare,orlargeinstitutional facilities environment is highly desired.
  • Demonstratedcommitmenttocustomerserviceandeffectivecommunicationis preferred.
  • Completionoftrade-specifictrainingorcertificationsrelevanttogeneralmaintenanceor structural trades is highly desired.

Physical Requirements

  • While performing the duties of this job, the employee is frequently required to stand and walk. This position involves climbing, balancing, stooping, kneeling, crouching, reaching, handling and fine motor skills. Tasks may involve looking at computer screens continuously for long periods of time. Talking and hearing within normal range. Clarity of vision for 20 feet or more, depth perception and accommodation, and the ability to identify and distinguish colors. The employee must occasionally lift and/or move up to 100 pounds and frequently required to lift and/or move up to 50 pounds. This position may be asked to remove snow and ice when seasonal conditions require it. Working conditions: this position will have exposure to extreme cold, heat, and atmospheric conditions. May have exposure to electrical shock, exposure to toxic or caustic chemicals.
