Period of employment / Hours:

Fixed term full-time day work (part-time hours may be considered by negotiation) commencing ASAP until 30 June 2028 ( a period approximately 2 years)

Duties:

Primary Purpose / Focus :

As a member of the Community Infrastructure Unit’s Property Maintenance team, the Maintenance Operative will be responsible for undertaking a diverse range of general maintenance tasks within Homes Tasmania’s managed property portfolio. Resolving tenants maintenance issues and identifying any potential maintenance requirements within the asset. This includes:

  • Attending residential and non-residential properties to assess and undertake minor maintenance works in line with scheduled timeframes.
  • Safely set up, operate and maintain tools and equipment, maintaining an inventory of tools and materials and ensuring appropriate servicing schedules and follow safe work practices, contribute to a safe and healthy work environment and promptly report any potential hazards.
  • Use initiative to undertake research to provide options, recommendations and solutions to address maintenance issues.
  • Purchase ancillary items and materials in line with internal policy and maintain accurate records for reconciliation on the Housing Management System
  • Identify any potential maintenance issues for the assets and raise subsequent work orders as required.
  • Contribute to improved data quality through continual asset attribute updates on the computerised Housing Management System.
  • Establish relationships with tenants adopting a proactive approach to on-going maintenance works and tenant satisfaction in line with the broader objectives of Homes Tasmania.
  • Support the development of operational processes and systems as they relate to internal maintenance service delivery.

Skills and experience :

Selection criteria includes

  • Demonstrated practical experience and knowledge in completing property maintenance tasks, or a trade background or qualification with awareness of the specific maintenance requirements and challenges of Homes Tasmania properties.
  • Proven ability to investigate and provide solutions to complex maintenance issues, including the ability to exercise judgement when dealing with tenants, assets and other stakeholders considering internal policies and regulatory requirements.
  • Proven capacity to maintain a safe workplace and ensure the safe use of tools and equipment whilst adhering to robust work health and safety protocol, together with a strong understanding and track record of working within prescribed policies applying legislation, working to Australian Standards and within a regulatory framework.

  • Trade qualification or licence.

Essential Requirements:

  • Current Driver's Licence.
  • Current Tasmanian Working with Children (Vulnerable People) Registration ( Employment type)
